Open Breeezeway whats code? Attached to Home?

My garage just got shot down at the twp meeting tonight. The code is 750 sq ft max and 15' height for an outbuilding. My plans are 24' high and a 32 x 40 with an upstairs which gives me a total sq ft of 1920. My garage will be place about 25 ft from my home. I am thinking of just building an open sided breezeway and connect it to my home. Has anyone done this to bypass the outbuilding code? I am not sure what our codes are as its 10:45 pm, but this has be distraught and I just would like to know if anyone else has done this to get around a sq ft outbuilding code

I had this and many more issues when I built my garage and the requirements here where a minimum 4 foot breezeway to connect the buildings. I just made it a carport because a breezeway seemed useless and now I can park two more cars under shade and the cost was not much more. good luck!

One county near me requires the "breezway" to be enclosed and heated/air conditioned to qualify as connecting it to the added structure. Check your local regs to know for sure.

That seems to be a common workaround, but I would think it would influence your property taxes as well...?

In my area a breezeway of a max length of 20' can be used to "attach" a garage to your house. Mine is only 12'. And it doesn't have to be enclosed. With the garage being attached there are no limitations to size. If it's not attached it is limited to 50% of the current square footage of the existing house.

As for taxes in our area as long as it's not "livable" space it's not to big of an impact as if it were deemed livable space.

Good luck!!

It really varies area to area. Where I am at there was no limit to length of breezeway. It simply had to be a covered walkway. The inspector thought that meant walls as well, but had no problem with it being open when I told him the permit department said it didn't need walls.

For the record, mine is 35 feet, and actually runs into the utility shed that is part of the existing carport. They just said the roof had to be tied in. We made sure we did that.

Same here. I had to do a covered walkway to add my 3000 sq. ft. building. My walkway is about 60' and will be built right after they erect the building, hopefully next week. :)

Beautiful!

One thing we did on the street side of our breezeway was to install floor-to-ceiling wooden shutters for privacy when we want it. They've ended up almost permanently closed.

We ended up with the same issue, and decided to simply make the breezeway part of the garage. I think it'll look good when it's done. Here's a pic from this weekend:
