Got a permit approved to build on an existing 12 x 26 concrete foundation wall that is about 2' high. They grand fathered my existing structure since it is only a few feet from the neighbors property line. Although I could (and would have liked to) go with up to a 20' wide new garage that meant digging up the entire concrete floor, walls and about 16 yards of soil to level the backyard for a new build - much too expensive for what the property is worth.

So the old dilapidated structure has been ripped down and I have resurfaced the concrete foundation walls. We're going to build 12' walls on top of that and then an a frame truss roof with 6/12 pitch. We'll have a 9x8 overhead door and a 36 x 80 man door on the opposite end. The ceiling will be a 24 OC with sheathing for the floor. A pull down ladder and possibly outside wall doors with extended truss and pulley will provide access to the upstairs storage. No windows will be installed. T1-11 siding and 1 foot overhangs for the gable ends.

Considering I already have almost 2' of concrete wall at the alley, will going another almost 17' to the roof peak look stupid? I sketched a drawing and it is a really tall, skinny garage but the nice part is I will have a boat load of storage when I'm done!

It sounds like a workable plan. Your mentioned ceiling/floor joists need to be sized for adequate support for your storage load. I suggest 3/4" floor sheathing since you will be having the joists at 24" o/c. Since you won't be having any windows to deal with, you can possibly install an "eyebrow" roof all around the perimeter to make the building not appear so tall and skinny.

The T1-11 is going to need painting forever. I'd spend some more for maintenance free like hardiplank or vinyl siding.

My walk-up attic was floored with 1/2 CDX plywood on 24" centers. It was so mushy I felt like I was going to fall thru all the time even though I knew that would not actually happen. But I didn't feel safe bringing any kind of storage stuff up there.

Two choices, tear off the 1/2" and go back with 3/4", or what I actually ended up doing, which was to carefully clean, then liberally use construction adhesive and lay on a second layer of 1/2" plywood. This worked really well and is very stiff with no evidence of flex even with a heavy load like a 60gal vertical air compressor.

Where I live I see a lot of RV shelters and occasionally they are walled in and are close to what you describe. They look fine but they usually have 14' overhead doors and a slightly flatter pitch. I think you'll be fine. If you're getting permission to build that tall on a grandfathered-in foundation I think you should take advantage of it.

Might want to consider a skylight or two for the upper storage area.....

Do you really need trusses for only 12' wide? You could just do a ridge beam and rafters to save money.
