I’m looking to finish out my garage (3 car) that was built in 1934. Original concrete except for small section redone in 1968 (left side of picture one). Overall it’s in good shape except for the cracks shown in the pictures. I figure it’s done settling at this point.
Given the age, no vapor barrier is a given; so I’m looking for input on my best options to upgrade the floor. The third bay holds a car on dollies, so I’d rather not go with an open Racedeck or Swisstrac tile. Little to no car work done, mostly used for parking and standard garage storage. I’m in St. Louis, so sub freezing as well as 100+/high humidity temps to deal with. The current floor sweats quite a bit in the summer hence the plastic sheet under the stored car (3rd picture).
Given the parameters, what are my options?
1). Basic penetrating sealing only
2). Continuous rubber mat/sheet
3). Solid Racedeck/Swisstrac plastic tile
4). Seal and Epoxy
5). Seal and Porcelain tile?
6). Other ideas?
