Hopefully buying a house tomorrow that has a two story 32' x 32' garage.

The upstairs flooring is OSB with nothing on it currently.

Both of the floors have air conditioning and the staircase to the upper floor has a door to isolate the two floors.

Right now the upstairs is not insulated or sheet rocked, but is all prewired for lights and outlets. First thing I plan to do is get it sheet rocked and insulated so the space is useable.

Then I have decide on what to do about the flooring. The upstairs will mostly be used for small project work, some painting, fiber glass stuff and storage.

I'd like to get a some sort of floor coverage to help with spills etc., so I'm thinking about just doing a hardwood floor polyurethane coating.

Thoughts and opinions welcome.

There are several urethane coatings that would work. If I were in your shoes I think I would be looking for a covering.

The second floor of my garage is also OSB. I covered it with cheap engineered 'click/lock' wood flooring....it was on sale at $0.88/sq ft.

We considered vinyl....

The wood flooring is working out just fine. It seems to be tougher than vinyl...and stuff slides on it easy. And easy to clean
