Is using OSB for the underside of eaves a common practice? Working on the wife's grandparents garage and they need replaced due to rot and I don't recall ever seeing it used there before.

Garage is a nightmare, previous guy did alot of weird ****.

here in Middle TN as well as in VA, you seldom see OSB under the eaves..just some vinyl soffit or bent metal with vents in it.

My garage is just vinyl, and I used soffit vents to blow in insulation keeping those eaves open to vent up to the ridge.

Others may have better ideas.

Aluminum could be an option but the cost is higher than they want to spend from what I can see. There were no vents either but the garage is uninsulated and open the whole way up. Would it be worth it to add vents ?

Typical OSB shouldn't be used for soffit material. OSB isn't meant to be exposed to the elements, and it shouldn't be painted in most cases.

You can buy OSB-like soffit products that come in primed/wood-textured 4x8 sheets. It isn't as cheap as OSB but it isn't bad. Meant to be painted, you can cut in vents if you like. You can also get matching pre-cut fascia made from the same material.

Hang it on 32" centers at a minimum. Install extra lookout blocks if necessary.

LP Smartside makes one such soffit product with pre-cut vents.

Vents aren't a big deal in an unconditioned space like a DETACHED garage. Different story for an attached unit.

Don't use sheathing OSB. You'll regret it when it swells and flakes and won't hold paint.

Many thanks for the replies, my assumption is they used the leftover sheathing OSB instead of doing it right the first time, it was swollen and flaked bad paint was peeling and i wasnt going to just repaint it to have to redo it in a year.

Most of the garages in the neighborhood and ones I've seen appear to be plywood or aluminum soffits.

We picked up some exterior rated plywood to replace it.

I would suggest vinyl.

I would like to go that route but it's not my money and it's already become more of a project that they initiallytalked about. Just painting to match the new house siding. Replacing some siding as well.

is it vented at all right now?

if you just want to replace it as is and last a while, use a zip panel/avantech, its much more waterproof then old fashion osb.
