oversized 2 car or 3 Car Garage?

Standard Garage comes 20 x 22' deep. I can add another bay for or extended. We only have 2 cars. The third bay would be more of a shop. The wifes has an Acura MDX I have an 03 Frontier. If I extended I can Extended to almost 30' deep and make it wider. They have not yet quoted me a price on making it wider but I really need to give them a general size I want it and let them price the expansion.

So for the car guys which is more preferable? I think resale value wise the 3 car will be the best bet but I want the garge to be useful.

Garage wise I don't think it's really a maker or breaker for people when buying a house. My garage is my shop. Only pull a car in there once in a while to work on it.

But to answer your question...I think probably having another bay would be more advantageous than just extending the current ones. But preferably, if you do it, put a small segment between the car bays and your shop "bay" for droppage so you don't have to move the cars to retrieve.

3rd car. I have oversized two car 24x30 and do not regret the space, but wish I had the flexibility of the space being a 3rd bay. Resale also greatly increased - around here all the new houses are getting 3 car garages.

Mine is 24 wide x 34 deep 2 car. I can fit a crew cab long box truck inside and still walk around it plus I have a workbench on the front wall. Wish it was wider though, to tight side by side if you put anything on the side walls.

A third bay sounds like the logical choice considering resale. Assuming you have the height, a third bay would allow for the convenient installation of a lift should you ever want one.

20 wide is way too narrow. At least 24 so you can get around vehicles and open doors without interference. I would definitely do the 3 car wide, and as deep as you can afford or allowed to go. Having room at end of the garage for a workbench and small item storage is very useful. For 3 car wide, make it more than 30 if you can, same reason as above.

I have a 20x30 three car. Too short to put my pick-up in. If I could do it again, I would go deeper and wider, like 24x36, or better yet 30x36. I would also go for a 10 foot ceiling. You will find the added space is welcome for storage, working on your cars, and any future projects.

I think our 3-car is 19.5ft deep. It's way too short. Our last house we were in had a 2 car that was about 24-25ft deep. One side had the furnace & water heater, but that was the way to go. I could fit my x-cab pickup on one side with the tool box in front without issue. My 1950 IHC pickup barely fits in our 3-car now, which is about the same length I think as my previous x-cab pickup.

Build it bigger than you think you need right now and you'll be happier longer.

Go as big and as deep as you can afford and fit.

I was limited with my side yard ordinance , and of course money.

But extra space will never hurt if you can afford it .

My new 25' x 36' can squeeze 2 cars, 1 truck, 1 motorcycle, 1 boat and a 52" riding mower inside. there is also a 2.5' x 7' rolling workbench beside the truck and snowblower in front of the boat. A little snug but with the truck pulled out and the buick on the lift right now, I have plenty of room to rebuild my buicks transmission right now.

IMHO a bigger 2 stall is more valuable than a small 3 stall, unless you have 3 vehicles that MUST be stored. I built mine 28X30 two stall and its is so nice to be able to have a full sized pickup and a mid sized SUV in there and still have room to open all doors, put stuff in the bed with the tail gate down, ect. My parents have a 24X26 and when their pickup is in there with the suv you just as well consider that building full and move along.

It's all right there in between the lines.

If you are going to stay in the house a long time, you'll need the third bay. I see a midlife crisis in your future... with a small fast red car involved...

If you intend to use the garage as a shop AND park two vehicles in there, then the three bay makes the most sense just to provide some sort of division. With an oversized two car, I'd think that the line between work area and parking would blur very quickly.

I think you need to decide what is more important to you, width or depth. If you have smaller vehicles width and a 3 car wide is great. If you have bigger vehicles, length is probably most important due to size of the vehicles.
From an appraisers standpoint, wider will usually generate more value as it allows for 3 vehicles to be put inside. Even though square footage is equal, the extra slot will be considered as a 3 car and that normally shows up as more value added in the market. The extra depth while great for a workshop does not seem to have as much appeal in the markets I appraise in. (all other things being equal)

I'm not sure who came up with the 10' bay width basis, but it's idiotic. In my opinion the minimum width of any bay should be 12', I just couldn't fit that on my lot :(. Because of that I do not have anything along the sides of my garage, and all side storage is suspended from the ceiling.

I'd go wider (min 24', but would prefer 26-28 on a 2 car garage) and minimum 25' deep.

Bigger is always better.
