Paint For Metal Roofing That's Slightly Rusty.

I have a 10 ft x 10 ft metal shed that was at our place when we bought it in 2015.

Originally I had planned to demolish it once the barn was built... but it's such a great space for storing lumber and yard tools we decided to keep it.

The roof is white and there is some surface rust. Nothing deep that flakes, mostly just brown stains. It's really arid here (cactus growing in the yard) and typically stuff really doesn't rust bad that's outside.

Any suggestions on a good paint for this roof? I'd like to keep the roof white if possible to keep the interior temperatures down as much as possible.

Thanks in advance for your input

I'd check with a paint store, secondarily Depot or Lowes. I'd roll it on.

I have used henrys white roof coating on sheds before. cuts down the inside temp as well as seals small leaks. very thick so roll it on, I get it at HD.

I’ve been in the metal roofing business for a long time and I have never seen a repaint last more than 3-5 years. Once it starts coming off it looks worse than before. The roof coatings mentioned above are a better choice as long as you are okay with the appearance. The other choice is to install some kind of purlins and put another layer of roofing over the existing which will also lower the inside temperature.

Many years ago I had several mobile home rentals. When a roof looked bad or started leaking I coated with mobile home roofing coating. I don't remember what it was called. It went on black but dried silver. Had those for several years and never had any more problems.

This stuff is/was available at all the big box stores.

So it's silver rather than white, but could you live with that?

Same experience here.

I couldn't agree more than what readhead said! Here's my tale of woe, and what a timely post!!!!!
To start with, I have over 10K sq.ft. roof, all the garages, etc.
I just took pictures. First picture (horse weathervane on cupola) is new construction. You see oak tree pollen, leaves...it will blow or rain wash right off.
Second shows a Sherwin Williams product the professional painters put on the main garage TODAY! Third try in a year...over $6,000 and a dam mess. You see how crappy the small shed looks? Whatever gets on roof, unlike the new STICKS to it. Then primer, paint peels off and yard is a dam mess. See paint on ground and I'm holding a piece.
Now here's where I was stupid! I got an estimate to put a whole new roof on which is what I should have done.
A Sherwin Williams representative and paint contractor were here. I said look, I'm retired, never been in painting business, but you guys should know what the #@%# you're doing, otherwise you're mis-advising and screwing the customer!
Bottom line is this... I had some tree limbs low over second story roof, wind blowing them wore paint off, maybe 2ft x 5ft spot.
I went up, cut all limbs off. All I had to do was that one area paint it, Rustoleum rattle can on a still day, semi gloss white. Couple cans, $8...would have been fine.
Hopefully this will help someone! Don't be stupid like I was.
I can see it now, few months I'll be back blowing paint chips off drive and yard and repainting.84fc7a54698912fa2d165a4769a09811.jpge656393a3f29f61ecd32254ae9857daf.jpg83f71d0fe0dfa0693ebd93f13ed48dcb.jpg0785771f7cda6a25bb4db4acb90369d3.jpg193cd233a971534da9baea6e12cbd0ec.jpgb1b04c31f3f481954e6d7a8fa0bbb377.jpg

Rolled on the Henry 587 Acrylic Dura-Brite White Elastomeric Roof Coating yesterday.

It's the consistency of runny pudding. used a 4" roller which matched up well with the ribs on the metal roof.

Thanks for the suggestions above.

The hardest part: Finding weather that co-operated. Roof temperature has to be below 140 F, temp. can't drop below 50 F for 12 hours and no water for 48 hours.

Well it looks nice and appears to have covered well.

I also see a nice looking concrete pad the building is sitting on.... great place for a replacement if needed in the future.

Lol

And, if you want a bit larger, trench around that pad, pour a stem wall- the slab becomes the entire interior floor.... ;)

:)

It's a crappy shed... on a crappy concrete pad... but it's great for storing lumber and other stuff that clutters up the shop and garage.

Update...

Man that Henry's white elastomeric roof coating sure makes a huge difference in regard to the internal temperature of the shed on a bright sunny summer day.
