Painting floor

I am just about finished finishing the garage, time to paint the floor now. The floor is concrete which was never sealed. The floor does have oil stains on it. My question is it appears paint sticks well to the floor from where some got on it from the walls. If I prep the floor will regular paint work.

regular paint like latex or alkyd based? If so, those types of paint are not durable and very soft when cured.

What type of paint would work best then .

By work , I mean hold up and last for a period of time. I understand paint is not the best answer but I have several buddies do the poxy stuff and it didn't work well at all. I seen other floors with just paint that seemed to hold up pretty good. Thanks for any input

Paint is a generic term, like car. There are many variations and types of paint out there, like makes and models of cars. You wouldn't buy a Toyota Corolla go take off-road or an International Scout to take on the Autobahn..

Epoxy/Polyurethane systems work fantastic with a properly prepared floor. There are hundreds of guides out there on how to properly prepare your floor. For home shops/garages grinding is your best bet. Sounds to me like your buddies skipped a few steps or just did a rush job. How do you know the "paint" on the other floors that looked good wasn't epoxy/urethane?

I'd suggest doing a bit more research on epoxy flooring before coming to the conclusion that epoxy "doesn't work well" because a few buddies installed it improperly (most likely). Epoxy/urethane systems are generally very durable when a good product is used and the proper surface prep has been done.

If you do the prep correctly it makes sense to use a product that will last and paint is defintely not that product.

We paint our store floor every 3 years or so when it starts looking dull. We cut alot of carpet and vinyl on it so there are some cut lines and such. If you want to clear your area out and put on another coat of paint from time to time, use paint. If you want longer, choose something else.

However, if you do want to paint I suggest you read this article here that discusses which paint is the best to use as well as what to expect from a painted garage floor.

I could list several reasons why you should NOT apply paint to a floor, and can only think of one reason why you might want to... it's cheap. But it's actually not cheap in the long run; most floor companies will charge up to $1.00 per square foot just to remove an existing coating (when it's time to install a successful floor).

If anything, use a solid color concrete stain.
