Planning a 45x90x18 input welcome/needed

Hello. I am new here, but have bee lurking for some time now. I have big plans for a shop 45x90x18 with a loft, but need input and suggestions. This is my first build. I have done construction, but never a pole barn. I would be living in the apartment so it's more like a home haha.

Plan: 45x90x18 with loft apartment 4 Bays with 1 drive through.

20x45X18 will be a second story loft that I will build an apartment in after shop has been built. 70x45x16 is shop space.

I will be doing electrical, plumbing, and converting loft into apartment.

I am looking to have the Shop built by builder. I have just started the process and have my first bid in the works.

Post and frame construction with 12Wx14H doors x 5. 4 in front 1 in back. One bay is a drive through. 3 man doors total and 5-6 windows total in loft and down stairs. The plan was to have the apartment section 18 feet high and the shop space 16 feet high. Step down 1 to cut costs and 2 to break up the lines. concrete floors across entire structure with metal roof. Metal siding around shop space. Board and Bat around apartment section. Only insulated portion is apartment.


Now this is a big build for a first timer, but I just need what I described above from a builder. 45x90x18 with loft as described above. Again I will be doing electrical, plumbing, and converting loft into apartment.


I can add a heat source and insulation in the shop later if wanted.

I know prices are not posted, but what would it cost to have something like I described above built not including the work I will do? to talk actual prices you can PM me, but we can have a discussion here. The first builder was saying between $30-$40 a square foot :0 so 121K-162K plus what I have to do. Is this right? are these numbers within reason.

I wanted 4 feet between each bay to spread the length out of the bays and was told by the builder this can be done, but would add a significant amount to the cost $7K-$10K because of the headers needed between the bays?

I know this was a large post, but I would really appreciate your input advice or whatever you have to say.

Are you zoned for what you want to do? Any grade work necessary? Well, septic electric, gas or oil heat? What state?

Seems about right price wise. Where are you located? Have you considered red iron over pole construction?

No I have not even heard of red iron over pole construction do tell.

Yes I am zoned for this have checked all of this.
I will be doing Septic install myself its a gravity system I just did one on my brothers lot next door. So that's a huge cost savings.
No grade work necessary. Lot is flat and its an old pit run Pit lol that has not been used in 20+ years so ground is solid and flat some light grass that I will scrape away and make sure it is perfectly level. I have a laser level so it should be dead on as far as grade.

Another question How much do you think the lumber package alone would cost on this. Has the price of a pole building gone up that significantly of the past few years.

He means "red iron instead of pole construction". Red iron is a term for a typical steel building, where the columns and trusses are made either from I beam material or welded up plate that simulates I beam type material. The wall girts and roof purlins are stamped steel, either C channel or Z material. Very typical steel building construction.

Go to a local lumber yard and get a price for the material. Tell them what you want and they will draw it up and price it out.

I was planning on this. I guess I was just trying to figure out how much labor im being charged. Also has the post lumber price gone up significatly in the last few year?


And I'm dumb Blah yes Steal construction. I have not looked into it. I though that it might be more, but I'm guessing it must be comparable if you mention it.

Any comments on this?

I am in central WA and built my own 30x48x14 about 5 years ago. When I looked in to paying someone the labor was about 30% of the bids.

I have received some input from Sims5 and found that using different sized door and changing overall length might be an advantage and will talk to my builder about this to change in the plan.

I had a 60x80 with a 40x60 out the side built in June of 2012 for 84000. That includes 12x14,12x12,9x8,and 2 9x7 garage doors all with openers. Also 3 walk through doors plus installing 11windows and two more doors that I provided. I did everything else myself like you

Chads2slow thanks for the numbers gives me a decent number to build form. Was that price with concrete?
I am staring to think that maybe I could do this same build in stick frame and save myself a lot. As I would be doing all the labor if it was stick frame. Now I'm debating what route to go :(

Also why is there such an added cost to have 4' spacing between the garage door openings?

The builder said it's significant increase, but did not go into detail. The doors are on the long side not the ends FYI

Well I got some of the bids Back and they are not even close. I went to two of the mot reputable pole builders in my area. 45 X 88 = 3,960 SqFt First one was very friendly and helpful. Bid came in around $112,000.00 about $28.28 SqFt. Second builder was also helpful and their bid came in quite a bit lower about $90,000.00 same size So about $22.73 a SqFt. Difference of around $22,000.00 I was surprised at the difference as I though they might be a little closer. Its hard to compare apples to apples, but this is relatively close after I have looked over both bids. It makes me wounder If one is missing something.

The first builder seamed a little more in tune with my ideas and what I was trying to accomplish. The second was friendly, but was not so with it on my plan. I have a meeting this week with the lower bid as I have not actually seen them in person yet, just want to go over everything.

If I had to pick and both bids were the same I would go with the first company, but if it really is $22,000.00 difference then there is no way I can do this :(
