what is reverse gable ? I wanna em :)

Looking for plans to replace a 24x24 badly termite'd garage with badly cracked floor, I can go somewhere between 36 and 40 long (waiting on the city to tell me about set backs), so 28x32 seems about perfect.

I assume these are from a plan supplier? If so, whoever gets them should be okay. I believe on my custom plans it says it can't be used for another construction per architech, IIRC.

One thing to consider, if any of you guys are planning on modifying the plans in any way and are planning on having an architect do the mods, he/she will most likely want to redo them over anyway. I made the mistake of buying a set of plans for my house, when the architect wouldn't merely mod certain things...he wanted to redo them all over.

Props for giving these up though...

I drew a set of house plans on CAD for my buddy. He showed them to his builder, who had them redrawn by hand (don't know why, you could build off them). Some people dimension from center of wall to center of wall, others dimension off one side of the wall. I had dimensioned the wall thickness, the guy redrawing them wasn't paing attention and my buddy's house ended up being about 22 1/2" narrower and 18" shallower than what I had drawn, all taken out of his master walk in closet which pissed him off pretty badly.

You are the first to post. I will PM you.

Reverse gable means the roofing shingles will be on the front. The same side as the overhead doors.
In other words, as you drive up, you will see the pitch of the roof.

If you can use them fine. If not, let me know and I will move to the next poster.:thumbup:

Yea, these are just a set of generic plans. Your basic 4 walls and trusses, with 3 door openings.:beer:

Measured it up today and absolutely I can :)

Reverse gable is what I have now, I just did not know what it was called. Somewhere about 36-40ft. is a city drain/run-off line that I can't build over but it has been so long since it was built the city is not even sure what my set-back is. I talked to them today and they said I can go up to 36 for sure, maybe more. Then the wife said "I don't want to give up that much yard" so these plans at 28x32 sound PERFECT.

Its amazing how much bigger than my 24x24 is it after I measured and put a string on the lawn.

Good timing too, I was going to demo my current garage first part of summer and hoped to get a new one up before rainy season.
