Performance shop flooring

I’ve been doing some research on flooring. I own a performance shop that is 1,500 sqft. Looking for a fairly durable yet very clean looking floor that isn’t going to break the bank. We rent it so ideally It would be nice if I could take it with me, but if it’s cheap enough I’ll just leave it.

Looked at epoxy, racedeck Swisstrax etc etc.

Porcelain tile and VCT has my interest as they seem much cheaper. Only concern is by the time it’s all said and done it’s not any cheaper than epoxy or race deck once installed.

Also not sure how well VCT will hold up with MiG welding.

Any information is greatly appreciated. Thanks in advance.

Porcelain is the only thing that’ll hang tuff to weld splatter and sparks. There’s a reason my shops only get a densifier.

what is a densifier? is there a specific type of porcelain tile i need to buy??
the nice thing about racedeck is i can take it with me when i move

I also own a detail shop. We use the flow through tile. Love it. RaceDeck diamond is also a good choice. 0 down time. Coatings are a great option. 3 coat full broadcast Polyurea would be outstanding but with prep and cure you could be over a week with no floor

being down for a week is a no go lol. i like the idea of the racedeck/swisstrax but man is it spendy lol. i also worry that i get oil spills under the racedeck and create an issue. the porcelain tile seems like you could find tiles cheap and be under $1 per sqft which is awesome but then you have to do install which could be expensive with laying down mortar and then grout as well, not entirely sure what that costs.

also curious how well the racedeck holds up in a every day mechanic shop, we arent exactly nice to the floor lol.

just kind of thinking out loud here to see if i can find the best bang for the buck solution.

If you look at the type of flooring you need for a coating versus, say, the TrueLock Flow through tile, consider your time; tile is a saving.

They hold up very, very well. We are not nice to our floors either. We run quick jacks as opposed to lifts, but they get used and abused and do really well.

im assuming you guys sell them. whats the cost per sqft for the tiles? any pictures? i wouldnt want flow through due to oil and coolant spills (techs are messy lol). will the coin'd tiles leak between them if the tech spills water and oil?? on the coin'd tiles how easy is it to roll jacks and transmission jacks on them?

What type of work exactly are you doing ? I had Commercial Vinyl Tile in my engine building are at my first location and it held up very well and was easy to clean but it was pretty much permanent. Here is just one example:
