Hey guys! I am in the planning process of building a pole shed for storage. 12 by 28. It will be for lawnmowers and wood and stuff, so it will have a gravel floor and tin walls and roof. I have "heard" that you may not need a permit for such a building being it has a gravel floor. Is this true? I dont live in town if it matters. Oh and I live in Minesota. Thanks for any advice!

Check with your county, city, or township agency that handles permits IF they exist. How would someone across the country know your local rules?

Find out, by calling anonymously, who is the controlling agency for your general locale. Then look them up on the web and see if they have zoning mp online in the zoning or building department portion of the website. Find out your zoning for your particular address or location on the map. Then look up the zoning regulations. They will also probably be online. Look at the size and height and lot coverage rules and setback requirements for your zoning. Then look at the rules for accessory buildings for your classification. That will tell you what you may, and what you must, do.

If Marshall is anything like Alexandria make sure you know all the rules and feel out your local building inspector to see if he's an ****** or not. Also know your neighbors if you have any....if ya know what I mean.

I looked at the Lyon County website, and didn't find anything there about building permits. They do have a planning commission, and a map that shows how land is zoned (agricultural, rural residential and so forth.) I suppose there could be some restrictions based on that, depending on how your property is zoned.

What a lot of people don't realize is that the building permit thing isn't what drives what and where you can build, but rather, how you build it. Zoning is the big controller of what and where and how big and high. Zoning is the first, and key item to investigate.
