Plan Review sent back to me

Submitted plans for my garage build permits. Looks like I have 17 items that need to be addressed and resubmitted. A lot of it was just proof reading the actual drawings.
One item about conditioning the garage is based on drywalling the structure. IF you do this you need to comment if you are/aren't heating the structure otherwise nails will pop on the drywall.

Have a look. Comment if you like. but I am hopefully 1 step closer to seeing my 24x30 built.

Seems like easy stuff to remedy. You just have some research to do first. I did my own plans for a front porch and had a friend sign and seal them. I tried to use the same terminology on my original garage plans on the front porch plans. I did miss a few words, but my friend took care of that. The county approved mine with no questions asked.

I had to learn about the IECC Illinois Energy Conservation Commission. I think I would have added HVAC "later".

They want a lot of detail on your plans. Which I can see for commercial construction. But for residential/garage, it seems like quite a bit of oversight. That's just my opinion though. Having specific line items is helpful when it comes to remedying them.

The detail on the narrow shear wall is interesting, do you take cues from the Simpson "strong wall"?

I basically copied another garahe that was approved only weeks before.
But my neighbor did warn me that the town has just had some turnover in the "community development" dept and the new guy is an old turd that just has nothing better to do that harass builders.

Sounds like his walls on either side of the OH door don't meet the minimum height/width ratio to qualify as a shearwall.

The cost of Strongwalls, I would make those walls and garage bigger if I could.

I copied it and sent to an architecht to put his name on. Make it more official. And to switch a door for me. We both missed stuff.

feeling like D.Trece these days. Need to pick up the plans again. The city is requiring more revisions.

This is getting a little ridiculous. So 9 months from inception to today and still don't have permits. Would love to fire my contractor but he is my uncle and aint charging me, but when can I officially stick my foot in his **** and not offend him that he needs to get his stuff together and get this done?

Plywood or OSB shearwalls by code need to be a minimum ratio of 3.5 to 1.

Meaning if your plate height is 10' the wall must be at least 2'-10 1/2" wide.
Anything less and you don't have a code compliant shear wall...... so you don't have a "shearwall".

1 revision after picking up the plans. Something to do with 50 amp panel, but I am glad they caught it, cause I said I wanted a 100 amp panel. And yes my 200 amp panel in my home will carry it.

But the funny part was as I was walking out I spoke to an employee of the city. He said Good luck with that **** show.
He went on to explain that he lives one town over and all they require is an already existing form that just asks you build type and then a few measurements to complete prior to receiving a permit.

Ultimately it's a game to create employment, raise property taxes, and to prevent people from doing stupid **** to their homes. On the other hand, local enforcement isn't as strict as places like California. My village told me they can't control what goes on inside your home. I would comply with their wishes but keep interior details to a minimum. After final inspection, you can add your heat, HVAC, more outlets, lights, etc.

Create employment? Most towns around here farm out portions of plan review and inspections because they don't want to pay the benefit cost of an employee. Building departments are big revenue producers for the municipality. The small village I worked for saw revenue in the millions each and every year, brought in by permit and plan review fees.

Create employment for inspectors be they hired guns or village employees. Our village hires out, but the neighboring village has 6 full time inspectors on staff. In that town, as soon as they see tools come out, you get a visit to see what you are up to.

--This is what I have been trying to accomplish, but my buddy that is using his drawing software just wont listen. Time to get a new buddy or pony up money on my own software.
