Planning a 54x60x14 shop.

Still in the initial stages of getting quotes for a 54x60x14 shop, finished in different degrees. I had a Morton rep out nearly 2 weeks ago and although I've tried to get back in touch with him, I've yet to hear any numbers. Not really a bad thing I guess as I am getting jerked around by my mortgage company on getting an appraisal on my property as of now.

I grew up working in my grandfathers 54x62x16 shop and the square footage fits what I'm looking for. On top of storage for my 01 Ram 2500 truck, 14' PJ gooseneck dump trailer, JD4600 tractor with front end loader, and a kit car that resides on a 69 VW Beetle chassis, I plan on utilizing the space for a general hobby shop which will eventually include a 2 post auto lift.

When the weather allows, most of the metal grinding and wood cutting will be done outside the shop, but I do plan on having at least one louvered exhaust fan on one end of the building so I can crack a door and ventilate the building if need be.

54x60x14 with 1' overhangs and raised cord trusses to get an extra 1" height per foot of truss span/two. This will yield a max ceiling height of 16' 3" minus ceiling finishing in the center of truss span (54' truss span means 27" extra height in center of truss) . Depending on cost, it will most likely be steel interior.

Fully insulated. Heat provided by ceiling-mounted infrared propane tube burners. Wouldn't mind installing radiant tubing in floor even though I won't use it at first but due to various reasons, I doubt I'm going that route.

Plan on having two 12x12 windowed overhead doors on the same 60' side as well as a single man door on one 54' side. Mainly only want windows for seeing people pull into the driveway and up to the shop.

I plan on having a few different quotes written up. No matter which I go with, I'll wire and plumb it myself. I'm still up in the air concerning site prep. Between my tractor and my neighbors Bobcat, I've got enough equipment to do it myself. Time and money considerations will decide this one for me.

One being just an erected shell of a building with doors installed. I would then order insulation and steel to finish the inside and concrete.

Plan two is a finished shell, walls and roof insulated and steel installed on the inside. I'll take care of the concrete.

Plan three is all the above, plus having them do concrete. Basically all I would do then is wire and plumb it to my liking.

Things are likely to change as I find out minimum setback distances to property lines and septic systems. I've already located the leach bed lines.

This is kinda what I'm thinking.

All opinion, but I like the looks of the doors in the eve end....aa pictured. But....snow is a problem, but it's 95% better now that I have added snow stops this past Fall.

Thanks sberry, but the placement of the building on the property doesn't warrant gable end over head doors. The gable end where the entry door resides is up against my woods.

The current plan places the overhead doors facing south.

I'll plan on adding snow stops as well. One detail I overlooked. Thank you rburke65!

I've been on the phone with the county health department getting a layout of my septic system. They had the original system diagram from '86 but weren't aware a house was built here in '97.

I had previously located the leach bed lines and the diverter valve to switch between the two leach beds and just wanted to be sure what I found was it. I was also informed of a 10' minimum setback from buildings to all parts of the system.

I also inquired of installing the driveway to the shop over the existing septic line from the house to the tank. I was told no big deal just remove a section of PVC pipe that will be under the driveway, install a galvanized pipe and run the PVC back through it. Simple enough.

Will be contacting the township tomorrow regarding zoning and property line setbacks and hopefully will have all my ducks in a row by the time I hear back from Morton.

From my first meeting with morton it did take them a few weeks to work up their proposal.

They have been responsive since then. My understanding is that all the sales documentation comes from their central office, and they are probably slammed this time of year.

i'd still reach out to your salesman and ask for an update.

Thanks for the information, I have attempted to reach him twice since he was here, leaving a voicemail both times.

I called their local office yesterday and the nice lady I spoke with said she would pass the message along to him.

Apparently business must be so good at Morton that they don't want to build me a building.

I called the guy a 3rd time, he finally answers and says he will text me some figures when he gets back to the office.

That was 3 nights ago...and it's going on 4 weeks since he came to my house.

I'm a fairly patient guy so I'm giving them one more shot then I'm moving on. I really like their foundation system and if they won't give me the time of day I'll go with a builder familiar with Perma Column foundation systems and go that route.
