Planning for future HVAC during construction

In the process of finalizing plans for our house. We have close to 700 plus square feet of unfinished space on top of the garage and nearby rooms. Given the budget we have, not thinking of finishing up those areas now.
Trying to see what all planning can be done now as part of the overall house construction so that future finishing up costs can be reduced? I can ask for a rough plumb in for a wet bar or bath on top of the garage becomes easier for plumbing in future. From HVAC stand point, can I plan for anything or do some work now which will reduce future costs?

Gas, power, floor drain, water, flue(s), lineset all roughed in to the designated mechanical room location.

This kind of stuff may send chills down the tax man's back, so you could end up being taxed for finished space anyways. That's what happens in a few ritzy towns around here. If there's more than 72" (IIRC) of clear space, you are being taxed as finished space because "they" know you will try and do it on the sly anyways.

Could run power and thermostat wiring out. Refrigerate lines sizes might be **** shoot.
There are new refrigerants that are coming out and i don't no if line sizes are changing.

Normally when someone has plans to finish up space at a later point (2-3 years down the line, multiple rooms, over 700 to 800 square feet etc) do they go for a NEW unit at that point ? OR when they initially plan for AC system they account for a larger unit to begin with?

Plans change.

If the space is not finished, the main system is oversized if sized for future plans that never happen.

Best thing is to have plans drawn up for the future space, including equipment location, and then rough in the stuff required for the equipment accordingly.

Except for 4 or 5 ton split systems, lineset stuff hasn't really changed.

Mini splits ARE different though.
