Planning shop with living quarters/office space

We live in 10 acres and have existing home with attached 2 car garage.

My wife recently opened a real estate brokerage. I'm wanting to build a shop for myself, but she's interested in maybe having either a second floor or just additional square footage for an office.

She uses her home office and has for awhile as a real estate agent. But she now has a brokerage and eventually (she's intentionally going slow with the brokerage) she could have a few agents employed.

My post here is for advice from guys who have maybe done something similar.

Hoping to get together a good plan and possibly build this fall or next spring.

Was originally hoping to build a decent shop for myself, in the 30x40 foot range, pretty basic but with a lift, and stay in the 50k range. Again, subbing out a few steps, but mostly building myself.

Just curious what others think about making this perhaps bigger and dual purpose.

As soon as the term "living quarters" appears on any plans, the whole building has to be built to residence code standards.

Most often this eliminates pole construction or slab foundations

"Office Space" is open to local interpterion.

That crossed my mind after posting lol.

Honestly, LQ is the wrong phrase. In fact, it will be an office.

Not sure how much difference it makes, but thats the case. I will check around with some locals on that.

More interested in guidance on the actual building process. Just hoping to make the right decisions, with help from folks who've done this.

Will your shop time coincide with office hours? If so you'll need to isolate noise between the two sections of the building.
