Plumbing question

Hello GJ experts,

My garage has hot/cold plumbed in to an inside wall and I think it needs a rebuild. You have to crank it so tight to stop the flow I am worried the shaft or packing will break.

Are these rebuild-able? Does anyone know if they are a common type?

There are no names or model numbers on the body. I have to shut the whole house off to take it apart and wanted to have parts on-hand before I start so the house isn't down for a long time.

It most likely needs a new washer -- very easy. Turn off water to the faucet, open the valves and remove each valve -- should be a rubber washer on the bottom of each. The stem nut is for the packing and does not need to be touched unless leaking at the handle area.
you can damage the seat if you keep using .... the metal valve is grinding into the seat w/o the rubber washer.

Some are tapered like a cone,others are flat,you might want to get the kit that has a seat grinder in it,if the washer seat is damaged.

If so, the seat is going to be pretty recessed, and a normal seat tool won't reach. But I believe that the rest of the advice here still applies.

Fixed dozens of them with just a 10 cent washer.

Leaks while they are in use are usually caused by the pressure relief or anti-siphon. They sell rebuild kits at the HW or box stores.

I'd try to find a time when the whole house can be shut off, so you can take the faucets apart and carry them to the hardware store - that way you can be sure on what type washers are needed.
