Hey guys. I'm finally ready to start my garage project. I'm shooting for a 20x26 pole barn. I'm not sure where to start with the town, building inspector and plans etc etc...

I am going to build it myself along with a good friend who is a pro builder.

Whats the best place to start usually?

I want 12 foot walls, with a steep roof (so I have more room for storage upstairs)

will 12' be high enough to lift a car? My goal is to be able to fit my 2 post lift in the middle and have enough ceiling height to walk underneath a car.

any good sites to find plans??

There are some good smaller pole barn builds in the Gallery section. Sort of hard to search so you have to do some digging but that's an enjoyable thing to do in that section anyways. I believe there is one with attic trusses that you might like.

I don't know much about lifts but that is an easier subject to search. I hear 12' mentioned a lot as a minimum but you can stick with your 12' side walls or shorter if you want and get a bit more height with a section of coffer, scissor or parallel chord trusses. Rest can be attic or whatever trusses work for your storage.

The 12 foot walls will be enough to lift your car but if you have a van or SUV you may not be able to lift them the full height

You don't *need* a 12ft wall, it just depends on how close to the wall you want the lift. I have 10ft walls along with scissors trusses and I can lift full-size pickups high enough for 6ft people to work comfortably under it. Granted, one of the posts on my lift is less than a foot from the ceiling, but it was all drawn out specifically in the plans. My build thread is here, http://www.garagejournal.com/forum/showthread.php?t=223406

to the OP: the first thing I did was have custom plans drawn up by a registered architect and had them revised several times. It wasn't cheap, ($4k!) but I knew what I was going to end up before a single piece of material was purchased, I knew where it would be situated on the property, and I had something to show the township/county building folks, and in my case, prospective contractors. The plans were more expensive than I thought they'd be, but worth it in the end.

I'm planning on building a 24x32' pole building with 12' walls as well. Using the book purchased here for reference: http://www.easybuildings.com/order.html Shows pretty much every step in detail, from post to trim.

Otherwise in my county no engineered plans are required. I sketched out a basic playout and olny basic specs from the residential building code must be followed, also you should get engineering specs for the trusses from whoever you buy them from which will inform how many and on what centers they are placed.
