I've never been a big fan of concrete buildings, seems like you freeze in the winter and bake in the summer, at least thats how our fire station feels. Hard to finish on the inside as far as wall coverings and hanging stuff. I'd vote for the pole barn, insulated.
i think i might go with blocks. most of the pole barns around here use metal siding and it seems no matter how good you seal it rats still get in. i know nothing is mouse proof. plus i would'nt have too worry about termites. i would insulate the roof. it is going to be a 2nd garage for my other cars/junk that i have nowhere to put
Most of the metal sided pole barns now have a mouse/critter guard that fits along the bottom of the metal siding. It follows the profile of the siding and works great. Are you going to pour a floor or just have dirt/gravel?

Before the cost of steel went up a few years back, I had a 48' x 67' with 13' sidewalls put up for under $30,000. Optioned out with 2' overhang, 3' wainscotting, best quality doors and windows, etc. Order in the winter for a summer build to get a discount. My Dad & uncles have had Morton buildings built on their farms starting in the 70's. In the last couple years they have had 2 more Morton buildings built. We have always been happy.
