Pole building quote, input appreciated

I just received a quote for a new pole barn from a local,well respected company. I'm located in upstate NY.this building will be cold storage for now,but eventually will have a heated shop/man cave area in part of it.the size is 60'x120'x16',1 foot overhang on all sides,4 insulated slider windows,2 insulated man doors,2 16'x14' overhead doors.the price is$85,000.it does not include sitework, utilities, concrete floor, insulation,or interior finishing.thoughts on price?any thing I should be considering? Thank you for your input!

Depending on what you plan to use the building for, that is a lot of square footage with not many big doors. Is the overhang for appearance? It’s surprisingly expensive, at least here, and doesn’t gain you much.

I agree with the Capt's overhang thoughts.

My building is 21' at the peak and I did 16" overhang on all sides for looks. The overhang looks tiny compared with the scale of the building. It also does little to cut down on splashing on the lower part of the walls - again, due to the height.

Quotes are all over the place, even in one location, and they are regionally and even locally variable. It's hard to do an apples to apples comparison.

If it helps, I'm also in upstate NY. Here is a comparison you may be able to use. It's not apples-to-apples, but it may help. My building is ~2 years old.

I have a 30'x40' with 12 ft walls and a 1' overhang. I recommend the overhang. It has a 40'x8' lean-to. Total square footage is 38'x40' = 1520 sq ft. I have 2 garage doors (8'x9' and 9'x16'), 1 man door, and 4 windows. It was Amish built. They charged $23,000 for the structure. The garage doors were an extra $3K.

So, I paid ~ $17/sq ft for the building, lean-to, and garage doors without concrete.

4" Concrete was an additional $9K, which included the building, the lean-to, and a 30'x10' apron. So, with concrete I paid about $23/sq ft.

Roof venting, water runoff away from building, looks better

Also shoots the snow that accumulates on the roof farther from the building when it slides off the roof. Without the overhang, the lower several feet of the sidewall take a beating and look bad after a couple of winters.

Correctly sized Overhangs are the first step in making a metal building look and function like a “conventional” built building.:thumbup:

We are practically neighbors. I live in the Auburn area too. Last year I had a 40X60X16 barn built. 2 insulated overhead 16X14 doors with openers, 2 man doors, 4 windows, house wrap, and double bubble roof insulation. Structure cost me about $43K. That did not include site work, floor, or electricity. Went through Midlakes Sales Inc. From Ovid. I do recommend them. I also used 1ft. overhangs.

My house....a ranch, has 2’ overhangs, and I wouldn’t change a thing. Love the wide overhangs. A building of the size the OP is considering, would not look good without overhangs.

I built my barn myself, years ago. If I had to do it over, I’d make the rake overhang 2 ft, and the sides 3 ft. Getting water and snow farther away is always good. If the snow doesn’t have much wind with it, the snow barely touches the sides of the building. Rain also. The venting is also important. When you put the concrete in, put in a vapor barrier. Before I put the concrete in, sometimes I’d go out there, and everything would be glistening with condensation. Never happens now with the vapor barrier. My garage, built without a vapor barrier, still has condensation, the moisture seems to wick up thru the floor?

I have a 30x40x12 with 9x40 lean to and one foot overhang all around. Dutch corners on all posts and wainscoting, gutters on back and front; 6” concrete inside, 5” 20x40 apron 5” under lean to (9x40) and 5” opposite side of apron 30x9’ all 4K psi with rebar. It has 4/12 pitch roof and scissor trusses for 2/12 ceiling; 3’0 man door, a second set of double man doors, 3 2x3 dh windows; 8x18 insulated overhead door. $17,600 for building and $11k for concrete. 20 mins south of Baltimore built in 2017 by Shirk Pole Barns in Pa. - site prep not included.

I would like to know who you ultimately end up with for your pole building and the price. I to am in the process of finding someone to put up our pole barn. I live in the Catskills of NY. Thanks and Good Luck.
