I'm looking into having a pole barn built this spring in mid Michigan a 32x56 I have received several quotes but heard many bad stories about contractors in general. Can anyone give me some feed back about contractors in this area. Some of the quotes I received give me an out the door price and what I want is a detailed breakdown on site preperation, a discription of materials and the cost, concrete and labor.

Although not in MI, I had a Morton 30x64 built a couple of years ago and couldn't be happier with the building or the service during the construction. The crew that built mine was truly professional in every respect. Four work days from the time they dug the holes til they were done (I had the concrete work done).

The Morton Steel and the general quality of materials seemed to be better than the others that I looked at for a price that was very competitive. I think that they spend a little more in materials to allow some of the design features that make the construction quick and easy for the crew.

In general I would recommend Morton to anyone looking at a pole building.

That's the way they all qoute the buildings. I would think they would break it out to some degree including a materials only package and a built on site package (have you asked them for a breaqkdown?). Most larger pole barn companies don't do site prep and when you have them do concrete it will cost you MUCH more than getting it done by a local contractor. When I bought my National Barn Co. building I asked about concrete and they said they can do it BUT it would cost a LOT more than a local contractor.

If you dont' mind...what did it cost you. I have a 40x 60 pole shed up right now but looking to put up a smaller morton.

See my profile pic. I have a 30 x 40 x 10 with 10 ft overhang on the front and left side, top of the line 16 ft insulated door, service door and 2 windows for approx 27,000.00 The concrete was approx 6,500.00 which included ratwall on the outter portion of all the overhang and ratwall the walls, it also inlcluded a drain in the center of the barn floor. I did the electrical myself (approx 2,300.00). I just finished sheeting the ceiling with 1/2 inch OSB (approx 350.00)...... Just to give you an idea. I am in Michigan.

1. Check the contractors business license

2. Check the contractors insurance and bonding. Don't be afraid to call his insurance company to check it.

3. Run the contractors name and business name through the courts records. (You should be able to do this on line.) It will tell you every thing about the person you have been dealing with if they have ever stepped into a court room.

4. Go check other jobs. Not just word of mouth. The old saying goes. A unhappy customer will tell 10 people about how you did them wrong. But a happy customer will only tell 1 on how you did them right.

The first two are deal killers though. No license, no insurance, no bonding, no job.

And if you have the $$$$ You can't go wrong with a Morton building.

I priced out a few business's to build my barn, and i noticed that many of them didnt really grasp that all i wanted was a barn. I didnt need/want AC, an office attic, drywall, 10 windows, wainscotting, etc....the cheapest quote for a 24x24 was about $18K w/o cement.

Probably worth it, but like i said i dont need it to have AC, a second story office, drywall, 10 windows....lol. I asked them if they could take most of that stuff out and they said no way, thats how they build them.

I decided to build my own quickly :D

I built my own after receiving several bids. What I found was that the companies figure out the price of materials and double it. In then end I was well under half of the bid prices.

I just hauled pad dirt to a fellow here in central Oklahoma. He was having a 30x50 plain 'ol pole barn built, 10' side walls. One man door, one slider on the end. 6" treated posts, painted steel sheathing, dirt floor. No power, no windows, no drywall, no wainscotting.
$10,000 erected on a ready (level) pad.
I had one erected about 12 years ago, it was 1/2 that price.

I just had a 30x60x13 built on site with a 4x16 dropshed/porch, scissor trusses, 3 oh door openings, 2 walk thru openings, 2 window openings, fully insulated with radiant barrier, rat guard for $16,328. Did NOT include the concrete pad, electric, plumbing, etc. I expect to have about 26K in it when I am done and this includes framing out a 30x14 finshed office and 2 restrooms. National Barn Co. built it and I am very happy with their work.

Never said if this was finished or just an arena style. You are looking at as low as $8/sqft up to $30/sqft for fully finished. If you read pretty much any ad they say at the bottom "building built on owners prepared site" or something to that effect. There are literally dozens of builders out there so get lots of quotes and references. Personally I think Morton's are overpriced, when we built our last year that suspicion was confirmed but they weren't as high as some of the local guys they were the worst.
