Polyurea in Minnesota

My 20 year old garage floor is getting in pretty bad shape. I was thinking I may need to have the concrete redone then started looking into floor coatings. Got three quotes from local installers. All look like they will use a polyurea mender for the pitted areas. All grind the floor before coating. Will be getting with flakes and then polyaspartic top coat. Wondering if there are questions I should be asking that will help me decide between installers. One of them a friend used and turned out well but just done this year. One uses Penntek products and the other uses Simiron. Curious if anyone has opinions on these two products. I am going to do the stem walls also as I like the look. Any other pointers before I pull the trigger would be appreciated.

About the only thing that I note missing is Moisture Vapor Transmission test but your local applicators may have already taken this into consideration. As a consumer it is worth inquiring about up front just to cover your **** in case your coating starts to pop-off next winter...

I’ve had a few installers tell me about issues with Penntek, specially there polyurea basecoat they flake into. Simiron is pretty good from what I’ve heard.
