That's what I am hearing. A lot has happened over the last few years driving construction costs up. I sent everything over to another builder this morning. We will see what he comes back with. He did tell me concrete is the highest cost involved. I have already taken the concrete pad in the back of the shop down to just too smaller pads to put in front of the doors. I may further take it down to crushed granite if it makes a difference. I have also started revising my drawing down to a 36x36 as opposed to 46x36 in the first draft. That should get me within in shouting distance of where I need to be.

It will still come in higher than I budgeted, but if the rate is what it is, not much more I can do about it. I have already taken all interior work, finishing electrical, insulation, etc... Out of it to get the price down.

In 5 yrs it'll cost you 2x as much to add it on. Dads garage is 36/48. We're contemplating an enclosed lean-to off the back for Yard equip

The HOA brick and roof line rules are definitely taking a chunk of the price. I am now looking at ways to take out square footage or delaying parts until later on.

I checked your build out. Very nice.

That is why I went with a hip roof instead of gables. No 2nd floor storage. The price was a completely finished price, insulation and drywall painted.

Put your compressor outside in a small "lean-to" off the back. Nothing big, but when the doors are closed to keep the bugs out for night work, the ******* always kicks on during one of your favorite songs

I would make it an enclosed shed....use it for all your other storage...maybe lawn tools (mower)....

It's never big enough.

As a fellow woodworker....you really want a sealed off room....you can have the best dust collector in the world and your cars will still be covered in saw dust....

I would suggest a room at the back...and put in a big sliding door that you can open on nice days....also works well for when your staining/painting...let stuff air out nicely....

It looks like you have a concrete pad back there....I would be an awning over it...great spot to do hand sanding...

I agree. At one point or another, we all outgrow our shop space.

If you look at the drawing, there is a room in the back of the shop for my lawn equipment, dust collector and air compressor. I will double sheetrock that room to keep the noise out. Same goes for the CNC room. It will contain the noise and all the dust that the DC does not get.

Ok, need some advice. Got a revised bid from the builder and we are now in the right price territory. However, the builder has chopped the extension in my driveway from 17' to 7'. I have a plenty long driveway, but the extension had two purposes: 1) flare the 15' wide driveway up to the 18' wide garage door and 2) keep the shop a good distance from the house. I need to walk off how far it will be withe 10' cut out, but for those that have built detached, how close is too close?

Walked it off and the shop will be about 18' from the house. Seems kind of close to me. What do the masses think?

Since the style and the rooflines are matched to the house it should look okay and the proximity would make it easier to put in a breezeway or other connecting structure like a trellis. Best recommendation is do a quick scaled drawing with graph paper and see if you like it.

Well, I was able to get the garage price down an affordable level and at the original distance from the house.

We ended up stripping everything out of the interior leaving it for me to finish. I wanted it this way anyway. I run a CNC in the shop for wood carving and cutting and it gives a perfect area to do things like custom doors and trim work that I can do.

Everything is with the bank now and I should get the thumbs up by end of next week.

So, I have no progress. None. Zip. nada. Waiting on the bank. So, since I have nothing to do, but think about it, I am starting to look into flooring and other fun things.

I am leaning towards stained concrete as opposed to Epoxy paint. Anybody have any experiences to share? Positive or negative. I got time. :)

I heard back from the bank yesterday and we are cleared for takeoff. I should have everything in place in two weeks with the bank.

I meet with the builders Friday and make sure we get all the specifics down on paper.

Hope to have the drawings ready for HOA first week of next year.

Congratulations! A big step forward.

I'd guess you've considered this but think about any specific framing additions for future use. A header for a side door now is much easier than later (Edited out "back". Checked the plan).

If there's a chance you want covered storage lawn and garden stuff, compressor, dust collector, etc, get them to add at least the ledger board.
Stuff that makes finishing it out later easier.

If you have lights on the ceiling above the garage doors, your lighting will be poor in that area when the doors are open. Congrats.

I figured I would just hang fluorescent fixtures from the ceiling. I read a story once or saw a picture about some guy who burned his doors because he had flood lights in the ceiling and had the lights on when they were up. :)

We are approaching final design on the shop. I'd post a pic, but don't have one from the architect. The stairs to the second level have been a challenge with the roof lines.

If all goes well, we should be breaking ground in three - four weeks.

They have to reframe the garage loft area...long story involving an architect who added my loft but didn't change the rooflines. We should be in by late March/Early April.

Even though I have hired a contractor to build the shop, I have to run all the data lines from my house to the shop.

I ordered some CAT5e buriable cable that should be here today or tomorrow. I am trying to figure out if I should punch through the brick of the house or drop some conduit through the soffit.

Here is a pic of where it will exit the house and go in the trench.



All other services went through the brick, but it was done before the drywall went up in the garage.

Each way has its own pros and cons. How have the rest of you handled data runs to detached buildings?

I have been wrestling the HOA the last two weeks. No objections just yet, but some people have too much time on their hands to stick their nose in other people's business.

They have been picking at little things. I expect to have it approved by Wednesday this week.

Here is a copy of the final floor plan. Not much changed. We added permanent stairs and increased the size of the tool room and CNC room. Also, I added external hose bibs and outlets to the exterior. I think I added storage for the same 5 things in 10 different places. :)

We ended up with an additional 400 sqft of usable space on the second level. I hope to turn it into an office some day. In addition to my day job, I create signs and provide CNC services to others. Hopefully, business will increase to the point that it will be all I do.

I'm trying to do the exact same thing here in the New Orleans area just got HOA approval. I'm trying to go with a metal frame 25x40 with game room upstairs over 2 of the 3 bays. Lift going in the 3rd. Please keep us updated as I'm trying finalize the details as well for the construction process and could use some ideas. Not finding much info of metal frame with full brick veneer and composite shingles on the web.

HOA has approved my plans!

I have a meeting with the builder, electrician, and the power company tomorrow. The original plan for power does not provide the amps I specified. They had figured they would create a 60amp sub-panel from my existing box in the garage. Which is not enough power to meet my needs.

The plan is to run 320 amp service from the transformer to the house, replace the existing meter and run a 200amp panel in the shop, leaving the existing 200amp panel for the house untouched.

This shop is not using metal framing. It is traditional stick framing. Our HOA stated that construction techniques needed to be the same as the house.

Mine stated the same as well but I'm finding out that using a steel frame makes it even harder and more expensive.

Good thing the house wasn't built in 1889 or made from mud/straw adobe brick.

Looks good, glad to hear you are taxiing for take off. On the Cat5, I'd drop out of the eve, personally.

$50 - $75 sq/ft pricing depending on build-out specs of course.

Look for local builders in the area, that may get you the best pricing. I worked out a "cost plus" deal with my builder. -- Good luck!

HOA from 1889. That almost sounds like a skit on SNL.:lol:

I decided to drop from the eve. Not worth the work redoing Sheetrock in the existing garage.

Just finished meeting with the builder about power for the shop. Decided to run its own meter as opposed to messing with the house's power. It's cheaper to install and tears up less of the yard.


Now I need to figure out how to change the title of this thread from "potential" to "it's on!"
