Potential new garage build

I am rapidly outgrowing the 2 car garage at our new to us house and am looking into building a new detached 2 car garage.

Our lot was split years ago by previous owners, and we are about to buy back the other half so i will have room to build. As of now the lot line cuts into the driveway making it very tough to get into the current garage. As you can see here



Im planning on making a 2 car garage with the doors facing the street. Our current one seems like the standard size, 20x20, but I'd like the new one to be about 26' deep to accommodate boat storage in the winter. The ground slopes down a few feet from the end of the driveway to the first fence, about 25' here



How much of a pain will it be to get the ground leveled and a slab poured?

I want to match the style and brick of our current house as close as possible



I haven't had a contractor or anyone come out yet as we havent finalized the deal for the lot next door, but wanted to get some ideas on where to start as far as a new garage build. There are tons of plans out there for 2 car garages that look decent, has anyone purchased plans from one of those websites that are around? Worth the $400ish?

Would it look weird to have a garage with 2 single overhead door or should I go for a double overhead door like the current garage?

What about pole barn type buildings? Im assuming much cheaper but is it worth it? Can you do a brick facade on one of those?

Here is a shot of what the lot looked like in 2002 when it was all one property and tons of grass. We moved in here summer 2012 and the lot has sat with no water or anything for 6-7 years we were told.

Can anyone give me an idea on actual costs for something like this? Searching around prices are all over the place. We are located in Reno, NV

Excavation/leveling $2-4k
Slab $3k
Building materials $7-10k
Finishing $5k
Labor/general contractor $5-10k

Is that reasonable?

Any help appreciated

Mikereno1 - sort of confussed.....you are buying the lot to the left (north in the ariel) which used to be part of the original property but for some reason was split....yet the old driveway still exists (could be really cool to use that exist driveway)? You want to locate new garage in northeast rear corner of lot (the rear of the old lot slopes off also)? I would recomend calling or stoping in at the building dept w/ the photos you posted here and ask the code officer about yard setback requirements and also what is required for building permits if one is needed and what are the min. requirments for such....I assume there will be a rear yard and side yard setback and it may impact where you can locate the new garage, plus they may have other requirements for your area. Your house has nice character so it would be nice to try to match the look and finishes.....yes you can add brick veneer to a pole building but it sort of defeats the no foundation requirement for the poles of the pole building....for when you want to support the brick veneer you want to set it on a footing or thickened slab to give it proper support in the vertical orientation. Cost vary too much, I am on the east cost and cannot comment on construction cost where you live. Many many plan books have garages and such in them....if you happen to find a plan you really like then yes $400 is a good price (is that for a stamped set?). If you can't find the exact plan but like the look or layout then take that to your local architect and because you understand the min. requirements for bldg. permit have the architect draw and provide. Or if you are going to bid this out yourself or do not have a specific contractor in mind then have the architect fully detail and spec it out, you will pay more for that time but in the end if you have EVERYTHING detailed; then there will be good solid bids. Sorry, I guess that was a bit confusing now that I re-read it. The lot was split a while back when the last owners needed cash. The people who bought it could never get financing to build so it has been sitting for years, all the trees and grass have died. The asphalt driveway is there but in bad shape.



The fence basically blocks it now. We will be taking the fence down for sure and will likely use the driveway until we build a casita or something similar a few years down the road.

This is where I want the new garage to be



Property line setback are 6 feet, so I should be good there

Okay so now it is known that part of your build will be on the slope, you will have to decide if pole construction is okay with that much internal fill. I would choose conventional foundation over filling in what amounts to a wood retaining wall around the 3 sides of your perimeter. That would also allow the brick shelf to be formed into the foundation wall.

Bringing this thread back from the dead!



We finally got the lot next door, but in order to build the mother-in-law house we want it had to stay as two separate lots. We moved the property line so it doesnt go down the side of my driveway and did a little bump out for the future garage. This basically took an act of congress. I was barely able to get the acreage change I did and I think the absolute widest the garage can be is 31 feet.



I should be able to go 30ft for depth, there is a 15ft easement on the back property line that I cant build into.


The area we will build has a little slope, so Im guessing back fill into this.

Is 31ft wide enough for a 3 car garage?

I'll have many questions soon just wanted to check back in. I'm planning to have a couple GCs come take a look and give estimates for the work. Hoping to match the brick on the front and then whatever will blend ok for the sides and back. Sheetrock the interior, standard slap with a thicker area for possible lift in future.

I was originally thinking something like this, http://www.my-garage-plans.com/3-Car-Garage-Plans/Riviera-3-Car-Garage-Plans.htm , but Id like to make the whole thing as deep as possible for more space. I wold like taller doors though for the boat and whatever else we acquire.
