Between 485 & 705 SQ/FT Potentially new shop/garage

My current home is 'governed' by a HOA. They have so many ridiculous rules and hurdles that I'm reluctant to pull the trigger on building my shop.
I found what looks to be a perfect shop out in the country with no HOA. its currently a horse barn, but it has cement already, electric, and water. Unfortunately I would have to buy the land and house thats on the property as well. I would have to replace some wood and weatherproof it, but its doable. Heres a pic: closest I can get to it without trespassing.

I curious to see if anyone else has done a similar shop/garage like this one?

I wouldn't shy away from that. I would definitely use that. If the house on the property is in good shape, you could use it as a rental property. Fix a fence to separate the barn from the house.

garage looks very doable especially considering the fence/gate that's in the picture is not your standard one and it's got some character.

make an offer subject to inspection so you can have an out in case there is a ton of dry rot at the base or issues you don't want to deal with like roof or other issues. that said I also hate HOA type living so might be a good time to sell your home and move too.
