Check out Village Shed Store down in Dinwiddie. That's were I got my shed from. Amish built, trucked down here and they installed it in my backyard. I have an old thread on here about it but all the pictures are dead thanks to Photosuckit. I have a VERY unlevel rear lot where I wanted it to go, and the Shed Store guys (Lonnie is the owner) built me a deck to set it on.

I'm in an HOA also, and had to match the siding, trim and shingles to my house....all of that was done at no upcharge. It didn't come with gutters, though, so I had to add them (hindsight I probably could have optioned that in for a few $$$ more). I still need to build a ramp for it, but I love what I ended up with. 10x14, came in right around $1800.

Holy **** unlevel is right! Village Shed is in my final two choices of shed builders. The other one I am deciding between is Good's Garden Sheds out of the Lynchburg area. I'll have to pay a little bit more to get it delivered from them but they are cheaper on a bunch of options I want so it more than evens out. I'm still undecided on flooring. Good's will do ply, PT ply, LP Prostruct floor (coated/treated OSB) and they said they sell more with the LP stuff with no real complaints. It's virtually the same cost as plywood and significantly cheaper than pressure treated.

I just found out my town has come to it's senses and no longer requires poured footings making the shed permanent and taxable if over 100 sq ft. Even under 100 sq ft required augers and cables "to prevent it from blowing away". Now for a 30 buck permit they don't care what you do under 200 sq ft. A few brands have been mentioned. We have a dealer selling Old Hickory sheds and they all have metal roof which looks nice. I think they are made In TN. The ones on the lot look good and I saw a nice 12 × 16 with a ganbrel roof but I have read a lot of less than great stuff, on line, about the company. Any info appreciated. I may have to check out that place in PA. I hope the shipping cost to NJ does not make it a bad deal. I have to buy something soon. My garage is getting too crowded to work in so I need a shed soon.

I would never build another shed without putting down a concrete slab first.

I have had an ongoing battle keeping squatters from taking up residence under my shed...squirrels, skunks, rabbits, and who knows what else.

A slab would have been easy, and inexpensive, in retrospect.

I'm in the process of getting a 12x20 in Alexandria, Va. After looking at floors I've decided to go with Advantech OSB.

Just a shout out to this stuff. I used it for a remodel and was a little hesitant. I wanted PT plywood, but I couldn't get it at the time.

This stuff is amazing. I left a piece outside next to my garage in February. So far it hasn't warped, and shows no signs of swelling or delamination.

There are things that can be done to prevent unwanted residents but it is probably easier to just put down a 3-4" slab !
