Prep for garage doors - stem wall in the way?

I'm prepping my garage for the garage door install, and I'm putting in the 2x6 framing around the inside for the track to mount on, and I realize this:

I can bring the 2x6 down to that stem wall but did I get screwed when it was poured? (I've been playing GC on this project - emphasis on playing - and had no idea at the time what the garage door was going to require) I guess I'm wondering if the garage door track has to extend down to the floor to work properly?

Help?

Let the door company see it. They will either stop the track or ask it to be notched. I would bet stopping the track a little higher will be ok.

That might be in the way.....Usually the bottom roller on a garage door is pretty close to the floor. A diamond blade in an angle grinder could cut off the excess concrete. Cut multiple kerfs then use a cold chisel to break out the concrete. The smooth it up with the grinder.

Cowboy - hadn't thought about using an angle grinder -- good idea. I do think I'll get the door guy to look at it first but good to have an option.

So... Simple solution?

Frame it out with a 2x4 in between - it brings the stucco back around a little more and I lose a couple inches around the door of internal space, but no concrete cutting and the door track should clear it.

What do you guys think?

I think that sounds like more work - plus you lose the space and it might look funny having the door set so far back.

Also I wouldn't wrap stucco around so it's inside the doorway - it'll get scraped/dinged, particularly the corner.

Sublimate,

I'm not too worried about losing a couple inches, though I hear you. As far as the stucco goes, that's typical Arizona procedure, you just sort of deal with it.

Yes frame it out so its flush with the concrete. It's a regular procedure for me if it hasn't been blocked out in the concrete pour. You may have to do something similar above for springs

Yeah I was prepared to wrap the opening - looking at my little 4 1/2" angle grinder and wondering how long that's going to take to cut/chip out! (I have the lumber already from construction)

My garage has two doors, and the stem wall is similar to yours, only not quite as high. Mine is only about an inch.

The tracks for both of the garage doors is right up against the side of the stem wall, with the first bracket for the tracks being attached to the door framing just above the stem wall.

There is no cutouts in the stem wall or anything like that. Before you go messing with trying to cut anything away, call the garage door people and have them come and look at your door openings. It may be that you are ok with what you have.

Grinder with a concrete wheel will eat that in no time.

I got one of these when I built my concrete block retaining wall...

http://www.homedepot.com/p/Avanti-Pro-4-1-2-in-Turbo-Diamond-Blade-HD-T45S8/202882323

It cuts concrete very easily. Just make sure you wear a mask and a good face shield! It is not pleasant. Having some water dripping on the concrete (punch a couple small holes in the Bottom of a water bottle) helps with the dust, but it still *****.
Space your cuts about a 1/4" apart and just use a cold chisel and hammer to remove them.

In the end though, the result will be way better than padding out the whole door that much.

Yep - I'll be padding it out with one set of flat 2x4s, then taking the flat 2x6s down to the floor.
