That is pretty awesome. I had a similar idea but more open and a lot cheaper. I would say around here in NC that would easily be $120-150K

I think I would just live upstairs and call it good....Thats nice.

Take the plans to Menards and they can give you a materials cost, then call a concrete guy about the slab costs etc...

If you do the paint and sweat equity it can change a lot.

What part of the country are you in?

Too many variables to give a reasonable 'guesstimate'. Can you create a spreadsheet to begin building it 'on paper'? The beauty of using a spreadsheet approach is that it gives you instant cost totals for different scenarios. Do you already own a lot? Do you plan on shopping at a design center or flea market for your place? You can probably just check with the local realty to see what the cost per sq. foot is in the area, but that is always a ballpark number. Good luck to you, and good for you in wanting to pay it off quickly.

Did you see the link to the "Building Cost Estimate" in the Eplans.com garage plan? For $29.95 it provides a program you can play with to obtain estimates with various options. Sounds to me like money well spent!

Here in GA- I could probably do it for 100-110K. Based on standard building practices and materials for this geographic location and code requirements.
But, in OH I'd probably go with 2X6 walls(better insulation). And since the frost line is deeper, obviously the foundation will cost more.
