The wife and I are looking at a house in North Texas (roughly an hour north of Dallas/Fort Forth.....Sanger, TX to be specific). We found a house we like and are in the process of submitting a bid. One issue with the house is that it only has a two car garage. This is especially important since we are likely going to be getting a fish/ski boat (the house is only 1.5 miles from Lake Ray Roberts). I'd like to have something like the following:

I don't think permits would be a large cost or ground work as the its fairly level. Plus there is no HOA to contend with. I'm thinking roughly 40 x 60 with ceilings tall enough for a lift (I'm not sure I will ever have one but want the option there). I would also want under the overhand concrete stamped/color as I could see it being used when having party/sitting outside, etc.

I'm be hiring it all out to the point of water and electric being ran inside (220 service with running water for sink). I would finish out that walls myself

Any rough guess on price since I know we have quite a few members in the DFW area. It seems like I remember seeing a something like this on this site (if not this EXACT pic) but I can't seem to find it. Thanks for any input and I realize pricing will vary quite a bit due to location specific issues.

I would say in the $50 to $100 per square foot range if your going to set back and just write checks. That picture you posted is a perty nice looking building. I guessing that materials and concrete work will push 40 to 50k.

An alternate reality in a parallel universe.
My parents lived in Denton for 18 years, I remember hearing of alligators in ponds/lakes North of there, so be careful. Texas, which is not normally known for alligators was seeing a resurgance of gators since it had been over a century since they had been hunted to extinction in that state. A remember the news story while I was visiting about a guy who lost his arm to a 6' gator that jumped up from the water of a pond he was fishing at.

That is a great looking garage. Something like that would work as well. Would you care to share the dimensions/rough cost? We're still in negotiations on the house so no rush on the numbers. I was just kind of wanting to get a ballpark so I would have to know how much we would be adding into the property later.

Thanks.

W KY,
Take a look at my build. It's a Mueller building and there are several Mueller outfits up your way. You can design pretty much what you want. They sell the all the material that you would need. 20' dimensions are I think the best as in their design with material. Most of the material i.e. purlins are 20' so a 20'x60' works great.<?xml:namespace prefix = o ns = "urn:schemas-microsoft-com:eek:ffice:eek:ffice" />

Up in your area welders are probably a dime a dozen and if you can find a good one that has done these buildings its pretty economical.

stevefasano - Thanks for the numbers. It sounds you did most of the labor yourself except for the concrete and foam insulation. Is that correct?

Kywildcat - When I initially joined the forum I lived in Murray, KY. I was born/raise in central KY (Hodgenville/New Haven/Bardstown area to be more specific)

I live in Radcliff now, and work at Ft. Knox. I have a place in Mayfield, KY. as well. That's where my garage is, and I make the journey down the Western KY Parkway every weekend. My mom was born in Bardstown!!

I am having a 30 by 60 built right now, just SW of Sanger,( Ray Roberts is good for White Bass and Catfish, ***** for Large Mouth any more.0 I have 12 foot side walls, 5 inch concrete except for 6 inch in first bay for lift. 2 overhead doors, 2 walk doors and 4 windows. I am also having a 15 shed put on one of the 60 ft sides. I will do all electrical and plumbing, finishing inside. I have been taking pictures and will post shortly. The cost of everything will be pushing 40K to 50K by totally finishing. The building and shed , concrete and metal work is 28,600. It cost me $1,677 to have electrical meter put in for shop, I am guessing that electrical, interior will cost close to another 10K by the time I am finished. I will have 1 bedroom, 1 bath, VCT floor. PM me and I will give you my cell phone and you can come over and look.
