Ok I cannot have it all when I build my garage. Please rate the 5 items in what you feel are most important to have when built to the least important. Here's the list with the cost:

Cement drive $1400

Insulation $1100

Second roll up door $700

Drain $600

Third roll up door/drive thru door.

BTW the garage is in Oklahoma if that helps any.

1) Drain (assuming they are pouring the floor now, it would be cheaper to have it done now, rather than cut and retro fit it in later)

2) Insulation (after a crazy hot summer, insulation is worth it)

3) Cement drive (assuming you have gravel now, and not a mud pit)

4) Second roll up door (assuming they frame for it now)

5) Third roll up door/drive thru door (again, assuming they frame for it now).

Cement drive $1400 #1. If you start with most expensive, the rest fall behind quicker. It is easier to save up 600 then to save up 1400.

Insulation $1100 #2. Saves you the heating/cooling costs.

Second roll up door $700 #3. Install both doors at once. Makes it easier to have both in hand.

Drain $600 I am assuming a floor drain within the floor. I only put this last because unless you constantly havesnow/water in/around your floors, you can usually still work in the garage without it. It ends up being an extra (unless you are building from scratch, cheaper/easier when you are getting the slab poured)

Third roll up door/drive thru door. #3 as well.

BTW the garage is in Oklahoma if that helps any.

If I was doing this and hadn't poured the floor I simply put the floor drain in now wouldn't spend 600 on it just a piece of pvc pipe and a couple of elbows with trap.
Not enough details on the rest to decide on, is the insulation in the walls ceiling or under the slab in the floor? At least header out where the second door would go and possibly do it at a later date, same on the trird door? Cement drive can be done later! Did I miss anything?

Since you're going to build your garage, I'd start with something that would require redoing certain things if done later: INSULATED doors (all of them) and, possibly, floor drain (depending on what exactly you have in mind). The rest can be added later.

Generally agree with z28toz06 except I have no opinion on Olklahoma one way or the other - never been there and i have one caveat. Not sure why drain is on the list. Don't have one. Never had one. But not sure how you use the shop.

I've never had one either, and would prefer to not have the sloping from all angles needed for a center mounted drain. The grated drains that run horizontal in front of the doors wouldn't be too intrusive as most floors slope to the doors already anyway.

If the shop is large, such as large enough to wash a car in, than an area with a drain is awesome.

Alot of home garages up north have drains to help with the snow melting off your cars during the long winters. But here in VA it's not so common, since we only deal with any significant snow a couple days a year.

Around here they won't let you put a drain in a garage floor unless you also go to the trouble of a grease interceptor and all that jazz.

I'd go for the insulation first and the concrete drive second. Insulation is going to keep the space usable longer and will be the most of a pain to add later. Drive will keep you out of the mud, but could be put in next spring, summer, or when you get more money. The additional doors can be added later if you take the time to frame out for them now, but aren't going to be a major hassle to do whenever you can afford them.

This list looks right to me. I wish I had 12 ft cellings when I built my shop instead of 8 ft.
