Hi there. I'm new to the forum.
I'm been searching through all these posts, and still quite confused on what's 'good' and recommended.
I'm trying to stay away from the off the shelf Rustoleum or similar products.

I'm planning on finishing my garage floor.
Concrete is in good condition, very minor patch work needed. Smooth finish.
I plan on renting a diamabrush to grind the floor (better than etching?), and a diamond cup wheel for the edges, side wall.

I don't park the car in there too often, and handywork is minimal in the garage. Nothing crazy.

I'm looking for a product that will last a long time (I don't mind the upfront investment).

I'm wary about the epoxy, due to UV reaction?, so leaning towards polyurea as I would like to finish the small concrete section passed the exterior doors as well, which would be exposed to the outside elements.

Grind and polish.
Put an emulsifier down and then wax the floor or clear the floor.

At work we did a polish and emulsifier.
Easiest thing to keep clean. We run fork lifts over it and carts and lots of people

I would look at LVT or LVP. Sounds counter intuitive but I had Coretec LVT in my last garage and it was awesome. It was about 1/4" thick and I put a 1/4 x2" aluminum at the doors for a threshold. Drove on it, worked on it with no problem. Easy on the feet and knees and cleaned up easily. Lots of style options.

Do you have an open garage? If not UV reaction shouldn't be a problem. Even if there are windows just UV-proof them with a tint, that's all.

Mike, I see you're in Canada. Look into a Quebec outfit.."Plastipro". They make a serious DIY garage tile. Sold through COSTCO. Order a single box to evaluate, then take it back if you don't like it. Oscar in Ontario.

Personally, if you want to do it once and never worry about it again, porcelain tile is your friend. Sure it will cost more up front, but hey, it will outlast you.
