Hirisc, Excellent setup i would love to have a garage condo around here, the clubhouse should make for some good comraderie and association.
A few questions: What's the policy as far as working in the garage? Is there a time limit that you're allowed or can you have the compressor and air tools running with door open on a hot night @ 3A.M? And can you pretty much come and go as you please with no restrictions,Clubhouse as well?
Also with the financial part can this be financed through the builder or do you have to either pay in full or go through a bank? And the price is roughly $100 S.F @1600SF = $160,000 with the mezzanine? How much just for the empty space?

The Motorplex is in a mainly industrial area - at least within earshot - so I guess if one was inclined to work at 3am with the door open, one could. The complex - including the clubhouse - is access controlled and is available to owners 24/365.
+/- $100 per square is the shell - no mezzanine - and is somewhat dependent on availability (that old supply vs demand thing) and unit location within the building. End units are a bit more.
Shell is insulated/sheetrocked/primed, and includes electrical service and small compliment of 110v outlets, one spigot for H20, t5 lighting @ 18', fire suppression, in-floor heat.
The mezzanine, lighting above/below, electrical upgrades (many), fire suppression under, water heater/softener, bathroom, kitchen, related plumbing, whole-unit paint, fans, door/window/stair trim, upstairs/downstairs flooring treatment, outside deck, stair tread treatment, A/C rough in, misc. are on the owner post-purchase.
Some guys do nothing - eg raw storage, but most do a mezzanine, at least a 1/2 bath, and at least a fridge/sink mini-kitchen.
Motorplex per se does not finance, but as commercial property, the units can be financed through an amenable bank if so desired.
