Property servey in CT

I want to get my lot surveried , just purchased a home in central CT. Before I start my garage build plans I want to make sure I squeeze in the biggest possible size garage I can and still be 15' from the neighbors property line (zoning rule).

A buddie of mine told me it costs about $5-750, Is this true?

I have a basic 1/3 acre lot nothing crazy, its flat and close to square.

If anyone wants to recommend someone from the area that wont charge me a arm and a leg please share their info

You can expect to pay between 300 and 700. I am in MA and built one, I forgot what we paid. If its a new house someone has already done it, for the house, make your life easier and use them. Ask the builder who it is.

No its not a new home, previous owner owned it for 42 years so I cant find any pins....

I had one done before purchase of my house, it was $900 for the map, $1200 if we wanted it staked out.

Let me know if you want his name, I think his office is in Southbury.

I would think the city or county would have these (survey) on record? Is it in a subdivision?

I have a plot plan from the town hall , but the way the neighbor cuts his grass doesnt match my measurements . Its about 6-7 ft off which makes a huge differance. And I cant find any pins at any of the corners ...

You bought it without a survey? Most mortgage companies require it, and attorneys cannot get/give title insurance that covers encroachment claims without a survey.

a few things:
-i just bought a cheap ($60) metal detector to find my pins. they are usually a few inches underground. i found them in a matter of seconds.
-can you file for a variance to build closer to the line? i just did that. it cost $200 for the variance hearing in my township. usually setback rules are just a money grab for them because just about everyone will have issue with a 15' setback. this way you have to pay for a variance to build about anything.

We spend $450 to have a piece 2' x 140' done a few years ago. 50 years of fences were wrong, so we moved the property line. When we sold, we had zero land issues thanks to that effort. We sold a piece of a lot at our new place - about 12'x110' - to our neighbor. He paid $650 to get an official survey and pins so it could be combined with their existing lots at closing to make it all one property. If you want to prepare properly for any future legal issues and be sure you know exactly what is your property and what is not, pay the money.
