Hey gang,
I pulled the trigger on detached shop, and was wondering if I could get some opinions on the cost. I'm located in Southeastern PA.
The building is a metal pole barn from Carolina Carports. 28x30' with 12' walls, two 10x10' garage doors on the front, a man door, two windows and a 9x8' garage door on the side, and upgraded to a vertical roof and 4' on center framing. The price, delivered and installed, is $12,585. That's about what I had expected to spend.
The pad is 29x31', plus there's a driveway extension that's roughly two thirds the size of the pad, and an additional 4x29' pad behind the garage for water storage tanks. The building pad will have 36" footers with rebar, and the rest of the pads/garage will be 5" thick 4000psi with fibermesh on top of a 6" crushed stone bed.
The excavation and stone bed will be $5000. The concrete and forming/finishing will be $12,600. I think these are kind of salty, but I also realize contractors are trying to make up what they can this year since the state had construction shut down for a couple months due to Covid, so there's a premium to be paid to get a project done this year.
All done, it's $30,185 for the dirt work, concrete and building. No electric, no insulation, etc. Does that seem out of line? I had hoped, but not really expected to get it done for $20k, but really expected it to come in at $25K, give or take.
