Hello All,

I have been Lurking for a little while and decided to introduce myself and ask a question at the same time.

We are looking at purchasing a new house and the seller is replacing the metal roof with a Shingle roof due to leaks causes by incorrect installations.

I know the metal roof is more desirable but will cost signifigantly more than the shingle roof they are putting on which will cost $7500.

The house is a log home cape with a full rear dormer and 2 window dormers in the front.

Any suggestions are welcomed. and I am not sure if it is supposed to be in another forum channel or not.

Here are the details


- Strip all roofing material to wood deck after tarping house and grounds
- Install new ½” plywood sheathing on roof over the front porch
- Remove all job related debris from jobsite
- Install new .018 mill finish 8” drip edge to all roof edges
- Install GAF WeatherWatch ice and water barrier ( Full coverage )
- Install GAF Pro-Start shingle to all eve and rake edges
- Install GAF Timberline Lifetime HD shingle, color choice is ___________
- Install GAF Snow Country ridge vent to all roof ridges
- Install GAF Seal a Ridge hip and ridge shingle to all ridges
- Inspect all flashings and replace as needed
- Install new aluminum roof boot at plumbing vent pipes
- All shingles are to be installed with six nails
- Owner is to receive an extended warrantee from GAF
- Contractor is to warrantee any labor issues including leaks for five years
- Contractor is to provide the owner with insurance certificate prior to work starting
- All work is to be done in a neat and workmanlike manner
