Hello all, I am in the process of building a barndo. The concrete was poured about 16 months ago and power troweled flat. Concrete work turned out nice, some cracks as expected but overall nice.

My walls are all complete and ready for insulation then drywall within the next month. First question is when should I complete the floor treatment. I am not sure what finish we are going to go with. I think I will just buff then apply a top finish. I dont know if I need to use a densifier or not and then what top coat.

contractor friend says to wait until drywall is complete so they dont scratch the floor. I have watched other videos where the floors were done before drywall.

I also want to fill the saw cuts with a filler but unsure what type to use.

I know that I am a little all over the place but I dont know much about concrete finishes. The living space is approx. 3000 sq feet.

Wait until drywall installation to treat the floor, considering buffing and a top coat with optional densifier. Fill saw cuts with flexible joint filler suitable for concrete to prevent cracking, and consult professionals for clarity.

Figure out how you're going to finish it. I like using a water based stain and then coating over it in polyurea (various vendors here). I add an anti-slip agent otherwise it's really slick when wet.

I prefer to finish the floor after framing but before drywall. Why? Because the drywall guys are going to get **** on the floor and you're going to end up scraping it. Same deal with the paint guys. And you can get into the corners and right against where the drywall will be without damaging anything.

Once I finish it, I cover the entire deal in this stuff:

Any drywall, overspray, whatever, it pulls right up with this film.

Floor last but, depending on your choice of finish, you might consider throwing down ram board or other protective covering over the slab. If you go with an epoxy and will be grinding as part of the prep then protecting the concrete isn't needed as much but, if you intend on a stain & clear coat, then you'll want to prevent DW mud, paint, snap line chalk, etc. from getting onto the concrete. Additionally, if you are considering a polyurea finish it might be best to wait until after all the painting is complete. Polyureas kick off considerable VOCs during the cure process and, while I have not seen any evidence that this is true, there is speculation that these VOCs can absorb into bare DW. Better to be safe than sorry...

Thank you for the responses. The problem I see with doing it last is it would seem like the concrete dust will catch on the drywall texture and create more clean up issues. I have a floor finisher coming over tomorrow to talk about some options. I have saw cut joints, what are you guys using to fill them?

Use ram board to protect the floor. I would use TL831. We can get you a gunnable version, but the guns are expensive. https://www.garageflooringllc.com/product/concrete-repair-materials/
