I had my garage floor epoxy flaked about 15 years ago. It still looks great except for the areas where the car tires come in and out each day. It's started to dull down. What's a recommendation to reseal the entire garage?

I've had guardian and Titan come out but neither wanted to re seal only to sane and completely redo it which is not needed.

I'm really interested in how I'd prep the floor to make sure this coat would adhere to floor and not separate a few years down the road.

If the coating is still adhered well, then all you need to do is degrease the surface, rough it up with 120 grit sandpaper, do a chemical wipe with denatured alcohol, and then recoat.

I would recommend a single-part polyurea. It is a commercial quality coating that is extremely durable, chemical and stain resistant, and the easiest to apply DIY. We discuss them in the article below, including vendors that we recommend.
