Been lurking, looking for advice on my 30x40 Backyard garage shop. 4 contractors backed out only bidder is $30,000 over my budget (Stick-built)

What part of Virginia are you in? That might help if someone near you has a contractor they'd recommend.

I built my shop about 3 years ago and it was $42/sq ft for a basic shell with 8 or 9 foot ceilings. Everything else was a la carte - higher ceiling, brick facade on the block stem walls, upgraded electrical, tree clearing, asphalt driveway extension, etc. My total bill was about $42k for all of that for a 24x32 (768 sq ft), but that was 3 years ago. I don't know what the price is now.

I’m in the Northern Neck, (east of Fredericksburg) lumber prices are up and everyone is spending vacation money on home improvements.

northern neck is tough to get builders on a schedule...there is time, and then there is northern neck time. We have been waiting almost two years to get a large garage door repaired (replaced, as three panels were destroyed). The 30x40 shop took months longer than our contractor told us, but we were too deep into it to walk.

If you get a chance stop by Lilian Lumber, down on the waterfront, they will bid the project, have great service and decent prices. Welcome to the NN.
