Refinish an Epoxy floor

Have a 100% solids epoxy (white) with a urethane top coat (clear) laid 12 years ago. Been out of the space for a while, just getting back to it. The White epoxy has yellowed a bit, but good adhesion. Lost of stains as the space has been used as a shop for the last 7 years. Debating on what to do with the floor. Thinking a good cleaning, strip off the top coat and see if I can treat to get back the white (de-yellow) then re-coat with a clear polyurethane. Does this seem like a reasonable approach? Thanks in advance. Space is about 5000 sqft, but will start with an office area that is 14x15 ft.

No need to remove existing urethane, just thoroughly de-gloss (via sanding with a 175rpm floor maintainer/ 120grit sanding screen) the existing clear coat and then apply two coats of our EnduraShield 2254 hybrid-urethane. The first coat tinted with one of our white ColorMeld tints, the second coat applied straight clear, with or without, traction additive. Adding the tint to the 1st coat dilutes the coat somewhat and decreases the hardness/abrasion resistance slightly. Adding the 2nd, final un-tinted EnduraShield coat restores the excellent hardness/abrasion resistance. For 210sf we would specify one .625 gal of EnduraShield per coat.

Perfect. Thanks for the reply. I hit it with an orbital sander a little yesterday and it seems to be yellow down lower than I wanted to sand. Will the first coat cover the yellow well enough? Thanks

It should, it will not be a solid white finish but will be translucent. Dark spots will show through but it should be enough to restore the overall white finish and will not yellow going forward.

You think I can get away with just the pigmented coat or do you think the top coat will be necessary? Minimal traffic on the floor. Thanks

If you just apply an epoxy coat it will amber again. The tinted urethane coat is the way to go... If you want to fully restore the floor finish, degloss existing coat, apply coat of LiquaTile 1184- Bone White, apply Bone White tinted EnduraShield 2254. DM me for specifics.

Hi,
If your current floor iis well adhering then you only need to do minimal prep by cleaing it. Then spray down our No-Prep Primer and reacoat with white urethane. Saves tons of money, time and mess and won't yellow! Contact us directly for pricing and Garage Journal discount.

Hello Georgia!
Sand/Scuff in preparation for coatings, wipe clean with denatured alcohol, apply one coat of pigmented urethane or polyurea (white), then follow-up with a clear-coat. These products will not amber/yellow like your epoxy and the clear-coat will help prevent scuffin and tire marks.
