Regular old homeowner's garage?

I don't give my floor a heavy workout, maybe roll the floor jack across it or scratch it with motorcycle kickstands is the most abuse it gets. I did my last house, nice 3-car garage, in Epoxy-Coat that I got from CostCo. It worked out great, and wasn't too pricey for true (not water-based) epoxy.

It wasn't topcoated and I prefer that since that shiny looks awfully slippery to me when wet (I have kids under 10 who will be playing in the garage.)

So I guess I'm as worried about looks as anything, but don't want to re-do in 5 years.

Brand new pour, 3 months old, 2-car garage if that makes a difference.

What do you think, go with Epoxy-Coat again since $300 for a 2-car seems hard to beat.

I would definitely go with a clear poly topcoat. If you are worried about it being slippery then add some grit to the final coat. A good poly topcoat will make the floor last much longer and if it starts to get shabby looking a quick scuff and clear recoat will have it looking good again.

What most people don't get is -Even a new Pour needs to be ground, especially if you want it to last 5+ years.

Sorry but nope. I did my last garage with nothing more than pressure washing and etching and 10 years later when I moved out it was still perfect.

At work we did an opoxy floor and just from rolling office chairs around and foot traffic it looks horrible, it chips far too easily. The wear alone under the office chairs after 3 years has us reconsidering carpet or tile.

I have a regular attached 20x22. I am going to end up with racedeck or equivalent but it's a little more than. $300. Probably the reason I haven't done anything! I don't have the patience to clean, grin, etch etc. a cracked 30 year old slab. Let us know how it turns out!


Be careful with regular rustoleum kits from Home Depot. My buddy put a kit down and it looked good for a short while before it was peeling.

If you go Epoxy-Coat again, use a primer (post prep).
Your rate of success will improve, look more even etc...

If you were happy with your chosen prep and the product in the previous place you may as well do it again at your new place.

Floor done, I went with Epoxy-coat in gray with the standard black/white/gray paint flecks. I added a bag of Behr flecks from Home Depot that were black/white/gray and had little metallic flecks also to make it look cool. I'm sure I will hate the metallic as soon as I drop a washer for a carburetor needle on a Honda 50 but that's why I have a floor magnet.

Are you going to do a baseboard to cover the block to drywall seam? That would put it out of the park IMO.
