Removing Silconate Sealer

I am considering applying a siliconate penetrating sealer to my garage floor. However, there has been some mention on this forum, that topical coatings cannot be applied to a sealed floor. Is this true of all of the more durable topical coating types? If I do use the sealer, can it ever be removed to the point that a topical coating can be applied? Are there DIY removal methods?

You can forget about ever applying a finish later after using a silicone sealer. No amount of stripping will get rid of it completely, and you'll have adhesion problems.

There is a company called Miracle Sealants in California. They make a product called pours plus for concrete and 511 for tile and grout. I sell these products to hospitals, schools and other industry mostly to seal the grout joints in lobbies, and bathrooms to stop staining.

You can even get it at Home Depot.

It is expensive but the gallon but goes a long way. I tell my customers that make sure the floor is as clean as you ever want it to be because you will seal in any dirt and stains. It is virtually impossible to remove.

Scotty asked what my ultimate goal is for the floor. Good question. I will be grinding off the peeling mess of an acrylic coating that's on the floor now. This is not a working garage. I have no need today and the foreseeable future for anything but a floor that will not dust and stain and requires minimal maintenance which is why I am considering a simple penetrating sealer. However, 5-10 years from now I have no idea what I may want. Its just not clear to me that I would be able to do anything else to the floor down the road other than tile.

Here are the options I have considered and the approximate cost for a 600 sq. ft. garage.

Penetrating Sealer - $100
Rust Bullet - $290
Legacy Acrylic MMA sealer - $290
Rustoleum Professional Epoxy with Poly top coat - $370
VCT - $500
100% solids epoxy with poly top coat - $575

Here is a thought...
If you will grind off what is there anyway consider applying a few coats of clear epoxy sealer and here is why:

If you do nothing else it's not a bad system on it's own. If you decide to go for a better coating later you already have a good primer/base to add on to.

Either way your money is not wasted and your floor will be dust free and easily maintained.

Thanks for the suggestion Scotty. My only concern with that option is yellowing from the Florida sun exposure. The garage door is not open that often, but I do have a window on the west side where I will have several hours of direct sunlight most days. Should I be concerned about yellowing? If so, what about one clear coat of epoxy and one of poly for the UV protection?

Its a consideration. However, i would still do two coats of the epoxy. One will be patchy and the poly is thin.
