Here's an insider tip:

If you can afford holding costs, buy real cheap houses and hold them for a few years. As soon as the market will allow you to dump them at twice the cost, dump 'em. But do it quick, because the housing market is going to take a double dip, you just wait and see. And when I say cheap, I mean in the area of $30k to $50k.

My wife is a stay at home mom at the moment, so I can't afford any holding costs.
