Renovated House Now Time For a Garage!

I've been lurking here for a few months, this is my first time making a thread.

My wife and I purchased a house with single attached garage last March. We completely renovated the interior of the house (took 8 months), and now we are taking a break for the winter before starting work on the exterior.

There was nothing wrong with the house, just needed some updating and we finished the basement. Looking forward to this spring though, we are going to be tackling the exterior, and at the same time we are going to be building a secondary garage/shop in the backyard. We will finish them both at the same time so that they match.

I am limited to 700sf by the city unless I apply for a variance which costs $250 and takes 4 weeks to get approved, if they approve it.

My plan is to apply for a variance since my ideal size is 32' wide by 26' deep which brings it to 832 sf, but if that gets rejected I will likely build a 26' x 26' garage.

My plan for the garage is to have two 10x10 doors, large enough to clear my wakeboard boat tower and any height of lifted truck I may want to park in there.

Any size suggestions on the best way to utilize the 700sf limit if I am stuck with it?
