Roll up door 18 x 12

I am certain I have read some threads on roll up doors; but a search yields virtually no results.

I am considering ordering a roll up door on line; 18 x 12. Looking at a Janus 2500 with insulation (will be on the North side) and built in motor.

Have any of you guys used Roll Up Doors Direct? I am guessing I will need a fork lift to unload; is that correct?

I have a lot of DIY building experience, and according the local inspectors I have dealt with, apparently do things better than most contractors. Still, these things look really heavy. I do have access to a fork lift, and I have a scissor lift and some scaffolding. I have a friend with a lot of construction experience that is going to help me out. Is this something that the two of us can install? Or, should I just call a local company and pay retail?

I have a 12×12from them used bobcat to unload. Pulled it out of trailer set the one end on the ground came around to side and took from the trailer. Me and my father did the install.

I just installed two of these by myself (12x12 and 12x14) over the past couple of months - same model (2500i) for both. Installation took me a while working alone (I was quite methodical) and some of the instructions could use some improvement, but it certainly wasn't rocket science.

I can't imagine installing without a forklift!!

Unloading from truck can be a PITA. Best way I found (assuming you don't have a loading dock!) was to grab the end of the crate and pull it out over the edge a few feet, then have them put the lift gate out. I then pulled the crate the rest of the way onto the lift gate and me and the driver lowered the lift gate at the same time I lowered the forks. Once on the ground I could get to the side and pick up with the forklift.

I have a close friend that owns a successful rental storage facility that he built, and has expanded twice. All three build's, he's used Betco Doors. I plan to cut in and install a 5x7 in the end of my large storage shed, so when I asked him what to buy, he turns me to Betco.

Rig it right, dont rush. Few things require 'professionals' IMO.

Thanks for the responses. Janus 18 x 10 shipped to me is about $4600 give or take.


Looks like Betco doors are only available up to 10 x 10.

I agree. But, at some point, the PITA factor kicks in. In this case, the larger the door, the higher the factor. I have no doubt I could install with my friend. If it were 30 x 30, of course, I would hire it done. 10 x 10, no brainer. Do it myself. Trying to factor on this 18 x 12.

Just need to weigh the pros and cons, then decide what my time is worth, plus the time of my friend that would be helping me; as well as my time to go fetch, then return a fork lift from another friend.

I still work for a living. Even though I can take off whenever I want (self employed) it still costs to be away from the office.

Here's my 12' x 14'. Janus 2500. I work for a heavy equipment dealer, and my co workers unloaded it for me while I was in a service call. I ended up making a stand on top of a pallet, then lifting that up with my bobcat. Then I used my lift to go up and secure it to the opening.

I have 12x12 basic Janus doors on my garage. Wish I had spent the extra $$ to get insulated. Watched the builder install them. Three guys did the first install and is went smoothly. When I expanded the building, only two guys relocated them and it was a struggle. The doors are HEAVY. Also, don't waste your money on the rubber top draft seal from Janus.

+1 on the Janus rubber flap top seal.
I installed the doors myself (two 12x14 and two 14x14)
I called a garage door guy to install the top draft seal because I wasn't sure how to get to the middle of the door to put in the screws.
Well hell, he just dropped the ladder up on the mostly rolled up door.
But he did have a helper to hold the free end up while he screwed it to the door.

But yeah that flap *****. It's not long enough to contact the door header.
Going g to research brush seals.

My neighbor and I unloaded my Janus 8x9 ourselves from the semi. Rolled it down the driveway on a pallet with castors screwed to the bottom. Installed with same neighbor.

I used the rubber header seal at first but have since removed due to it getting stiff in the winter and causing the electric motor to safety trip. I have switched to an angled brush seal on top in addition to the sides.

I added the double bubble insulation that Janus uses from the factor myself with double sided tape and mylar tape on the seams just like Janus does from the factory.
