Roll up door sealing re-visited

Did some searching and found some older threads on this, seems a few people were talking about brush seal which is what I intend to use. There was some question as to whether or not the brush seal would cause wear on the paint when installed across the gap at the top as it would drag across the entire front of the door with every cycle. In my searching nobody ever reported back their results. If anyone used brush seal I would like to hear if they had any noticeable paint wear issues. Meanwhile here's a shot of my new 20 X 11 C.H.I. commercial motorized roll up, stucco was just finished today.

My door is 3 years old with brush seal and haven't noticed it beating up the paint. The door is probably opened/closed once a day on average. Also, this might be relevant, it doesn't get very much direct sun.

Thanks TC, do you have brush seal at the top as well?

Yes I've got brush seal on top as well as the rubber draft seal. It's probably not necessary on the top if you use the draft seal but I liked the idea of doubling up on the big gap up there.

Is your rubber seal the kind that rolls up inside the door? Right now I only have the curtain that came with the door but it is doing nothing. My gap at the top is about 6" with the door closed and it shrinks to about 3" when open, not sure how to fit a rubber seal or even how tight to make the brush seal.

Yes the seal rolls up inside the door. It probably does a decent job on it's own but the brush makes it that much more efficient.

They had the door/brushes/hardware all bundled together at the yard waiting for me to pick it up and a forklift had backed into my door and ruined it right before I got there. I had to wait around for an hour while they made a new door. A few yard hands were getting ready to throw the whole thing in the dumpster so I grabbed one of the brush seals and the hardware kit because I thought they might come in handy. I was right!

Thanks, I wish I could find the bulb seal that rolls up inside the door, I've only seen them on Australian web sites. I'd probably have to add some framing to take up the space though as it is 6" wide right now and I doubt if a seal that big would fit inside the door.
