Roll-up doors for home use?

So it's about time to replace my old 4-section garage doors and ancient craftsman openers.

My future plans for my garage include a full renovation and a mid-rise lift... thing is, with a normal overhead garage door, I'd lose at least a foot to sixteen inches of available lift room. My bedroom is directly above the garage, to lifting it into the space above isn't an option.

I was wondering if anyone made a roll-up style door, like they use at loading docks, but for home use. My garage faces the street, so it can't look too industrial. And I'd want normal in-car garage door openers.

Any suggestions?

you can get zero clearance garage doors.
this system will keep the door quite close to your ceiling.

I'll be using a (very short) drop down ceiling, as I've got some plumbing that I'll want to be able to access. Would that be any issue with one of these doors?

No but having a drop ceiling in a garage with living spaces above it will. A firerated 5/8” drywall ceiling would be required to meet code in most places.

Roll-up doors are only available in the ribbed style. They don't man. them any other way. Just go w/ a high lift door, they should be able to get it w/ in about 6 inches from the ceiling sometimes 3-4. How much available space is there above the door?

I have a roll up and a high lift both on my detached garage, the 16'x10' high lift is aproxamitly 6" from the vaulted ceiling and has raised panels to match my attached garage door, it is made by Martin Doors it is a great door. The 12'x 10' roll up door is by DBCI Doors at SteelBuildings.com it is insulated on the inside but it has the industrial look on the outside which is fine because mine faces the side yard not the street. For a roll up that size you need about 20" from the top of the door to the ceiling and a automatic opener for these roll ups are quite expensive. I think for your application a high lift door would be excellent, just explain what you want to do and be there while they install it so you can make sure they hug your ceiling as close as possible.
