"Roll Up" doors, Janus brand?

Looking at doors, trying to get the best bang for the buck.

I've always liked the idea of a commercial roll up.

From a cost standpoint, they seem to make sense. A panel insulated door in my area is running about $2500 installed (per).

This door will cost me closer to $1700.00 delivered, seems like a pretty straight forward install, no overhead "tracks" to fool with.

Problem is, there are no local examples of these doors for me to check out. I can save over a grand total for both doors though, so I need to really explore the idea.

So, who has one? How do you like it?

I'm looking a the 2000I model. It is insulated,............. but not MUCH!

Are they going to be facing the street? I am not a big fan of the way they look, but if you don't mind it why not.

Janus is a very good door company and make great doors.

On another note 2500 a door seems kind of steep for two 12 x 12's what were the specs on those?

I am a big fan of roll-up doors and have a Janus rollup on my garage.

I love that it opens up all that ceiling space for more storage and lighting. It's helpful that my garage can't be seen from the street and the HOA doesn't give me any grief about the "industrial" look. Although I did pick a nice brown color that matches the house perfectly.

It been a couple years or more so I don't remember which model I bought but I got mine off eBay. Luckily, they have a depot/distributor in town so I didn't pay shipping.

The door was fairly easy to install by myself even though it's pretty heavy. I made a makeshift winch system to hoist it up onto the brackets. The construction of the door is OK. No problems at all in my residential setting. The finish still looks great.

It is, however, not as heavy duty as the metal rollup doors I have at work.

It is a R-14 steel backed (like a freezer panel, injected foam) panelized door, two 12X24 windows.

Same door totally uninsulated was going to run $1,800 a piece, same company.

I have an insulated Janus, 10 tall 9 wide on my shop. It is less than a year old, but no complaints so far.

Can you tell me which model (ie, 1000I, 2000I or a wind rated door)?

Also, did you install yourself?


As Bigdav stated, I am really considering this route for two reasons, cost is one. The other is the fact that I hate to put up a building with a 14' eve, then have a monster door hanging at the 12'6 mark. Really not a fan of seeing all the track work.

I've got two of their roll-up doors on my shop building. I can't remember the model numbers that I have, I'll have to look tomorrow. I think they are a good basic door. I only had one problem and that's that I did have a warranty issue they wouldn't take care of. The drive mechanism on the chain drive on one had some issues about a month after the doors were installed. I contacted Janus Intl. and they wouldn't take care of the problem because I purchaed the doors with my steel building kit from Kentuky Steel Truss (KST). Janus told me that KST was the original purchaser, not me so as far as they were concerned there was no warranty since it only was good for the original purcahser. When I contacted KST they told me they were only a retailer for Janus and that all warranty isues had to be handled by Janus. So I never was able to get anyone to stand behind the product and had to buy replacement parts myself. Other than that the doors seem to be holding up fine except that the seals on them have to be replaced about every other year but I think that's more due to our climate here and would probably happen with any door. Janus doors do seem a bit expensive though and I think if I was you I'd shop around see if I could find another brand that's the same or better quality with a better price.

Well, that isn't exactly a rave review.

Although, I would ultimately look to the installer on those issues, as they were the ones that really sold you the door.

The price seems very fair (as long as the quality is there).

Anyone else have an opinion on "roll up" style doors?

Concrete is supposed to go in on Thursday, I'm going to be itching to get the doors ordered and installed asap.

Follow up, I wimped out and went with the local door company (Keystone Overhead).

They hooked me up with a mid level door, super clean and professional installation for less than I could have even purchased materials for.

I got high rise tracks (12 foot door comes within 4" of the ceiling on a 14' eve) Angle mounted tracks, the even installed some good used take out commercial motors I was given.

I did a ton of leg work and research before choosing these guys, and it was worth it.

Doors look and work GREAT, totally smooth and quite, couldn't be happier:

I'm bringing back a thread from the dead here.

Does anyone have any new experience with the Janus roll up doors? I'm looking at the 3100I 10 x 10 roll up door. Is the insulated door worth it? It doesn't seem to have much insulation. They said it was a R value of 2.4. That seems like nothing.

I'm building a 30 x 50 x 12 steel building. I'm in Florida so I have to get the wind rated doors. My doors are going on a gable end and I don't want tracks from a panel door stretching over the bays. But I do plan to insulate the shop and put A/C in it.


Does anyone have any reviews for the Janus doors or can you give me any other suggestions?

I bought them from rollupdoorsdirect.com and picked them up from a Janus warehouse in Orlando. I shopped a few online vendors as Janus does not sell direct to the public. All of the online vendors were within $1 of each other.

Installation was very easy, my wife I did both doors in about 3 hours.

I'm really happy with my doors.

I have roll up doors. They are great EXCEPT that they rattle like death in wind... Maybe there are brands that don't rattle, but if you're ever going to overnight in that building, you may wish you'd spent the money on other doors.
I also had to seal the doors separately.

I got the 3652 doors without insulation. So far I'm doing OK without HVAC. The insulation keeps the building an easy 10* cooler than ambient and a HF pedestal fan great addition. I may put in a mini split or 2 in the future if needed.

I got roll ups from Home Depot. Larson I think. I insulated 9x8 about 600 I think. Installed both by myself. Shipping in these normally is killer so I got ship to store and picked up. Not sure if an insulated roll up would work if it’s just the panels. Lots of gaps in them.

I did exactly the same. 10x12 Janus wind-rated with insulation, through rollupdoorsdirect.com. Had it shipped since I'm in NoVA. Installation was very easy, and I'm very happy with the door. No issues whatsoever.
