Roll Up Doors ??

Appreciate the help regarding placement of doors. After looking at standard garage doors that ride on tracks i realize I have an option. Those steel roll up doors such as seen at storage facilities.

Now these doors are for a detached building and I have no problems with their appearance.

I priced standard doors at the big box stores and I'm looking at $650-$750 each for wind rated doors.

After a search on Google the roll ups are a blind item. lots of "door direct" and Ebay type stores.

The roll up seems less expensive till you scroll through the fine print and realize wind rated door is similar price to the typical garage doors.

The well known companies such as Clopay carry roll ups as well as the on line operations. I'm not real comfortable buying a door on EBay.

i have a roll up on a storage building and have not had any problems.

I will likely do self install and the roll up looks easier to install. Yes I know I need more headroom, no problem.


Pluses or minuses for either type of door ??
So any opinions as to which way to go?

I have roll up doors in the shop building. The main reason was to have the doors open and not being in the way of ceiling lighting. These doors are also insulated.

I have two 10X10 commercial steel roll up doors in my shop. The doors were $1585, and the installation was around $500.00. The only problem that I have with them is they are not air tight when closed, there are small openings in the track at the bottom that may allow spiders and other insects to enter the shop. The doors will accept a jackshaft type door opener.
The door roll is heavy, the two man install crew had a truck with a fixture on the back to lift the door roll into place. This is what I was going to say. They not only are they NOT air tight, they can't keep any insects out. And you will have an open gap at the top. So, you'd better have some type of screening system.

I've never seen any roll up doors that were considered air or dust tight, they just aren't made for that application. I've used six roll up doors over the years on two shops and after watching the installation crew, I installed four of these myself. The ones I used worked well, were cost effective and easy to self install. But, if you want to keep all dust and bugs out, look for something else. They can also be a little noisey on a breezy day. I'm not sure that any commercial garage/shop door will keep out bugs and dust from entering your space.
