Try this place. Garage Doors

They were the cheapest I found on line. I didn't end up using them because I found a metal building supplier that sold them to me for a little less and I saved shipping because I picked them up.

Check around for someone that supplies parts for metal buildings. Who knows.

For a smaller one 10x10 a place about 30 miles away builds portable buildings had them for less than the web site as well. I was going to buy from him but he couldn't get anything larger so I just got them both at the same place.

Bought mine at Menards...just go to the service desk back by the doors and ask. I put 6'wx7'h doors in both ends of my two story garage for fork lift access.They stock about 6 different sizes and can order most odd sizes. special orders take about 2 weeks. Installed them by myself...no problem. Mine were $107 each

I got one for my compressor room addition from Trac-Rite and couldn't be happier with it. Easy to measure for and order on line. Install was a snap, did by myself in about 1 1/2. I have been using daily for at least six or seven years now. Full size garage door, you won't do by yourself but very simple install. When I build the dream shop (if ever) I wouldn't consider anybody else for my Garage door.

Are you referring to a ROLL type door that forms a roll above the header when open?

You cannot get them to seal at all, I have one, and it is the nature of the beast, they are corrugated and cannot be sealed on the edges, and the top has a large gap when closed. The gap goes away when you open as the roll gets larger.

A fix is to get a door taller than the opening, then the door is sliding past the header on its way up to the roll at a constant distance. The gap can be large, up to a couple of inches, and lets lots of air in and I also get birds this time of the year. They cannot get out, but they sure find their way in!

One fix is to use a rubber seal or brush seal like these.

I have some L shaped metal trim left over from the construction, so I am making a hinged panel using the trim and a section of 3/4 conduit for strength and a pivot shaft. It will require opening manually first, before the door, but it will keep the flow of cold air out and the birds also.

I think I'll probaly go with a regular garage door just for the simple fact that I thing it might hold heat better in the winter and we all know heating a garage isin't cheap. thanks though for chiming in on this gents.

I just joined this little gang, so I'm a newbie. That said, I'm about to have my garage rebuilt and was interested in a roll up (curtain) door to save ceiling space for the 4 post lift I'll put in there. I've learned a few fun facts that steered me away from this solution:
- roll up doors are essentially commercial entities and as such are very, very expensive
- these are massive steel structures and can weigh much more than conventional doors
- the motors may not be UL approved for residential use and thus are not insurable
- they are harder to seal and do not insulate as well as conventional doors

I'm going to try to meet my needs with an insulated panel door (R-16+), with a high rise track that will run about 8" below the ceiling and with a jackshaft motor that will mount on the header instead of hanging below the ceiling. I can get all of this installed (8'X18') for under $2500, while the roll up door alone would run nearly $5000 with a insulation level of R-6. I hope this helps with your decision.
