Got a roof that is faded. Anyone use any of the elastomeric coating? Everything I read says 2 coats required. Roofing guy quoted $1100 for a 24x30 building.

There are a wide range of coatings described as elastomeric. Can be acrylic, silicone, or urethane. Quality arguably in that order. Most give warranty based on thickness. Wet and dry mil thickness. We like Andek products but there are a bunch of others. If you find out what product contractor quoted you can probably find application and warranty info online.

It is a Kool Seal product with 10 year warranty but it states 2 coats but he says he only does 1. Another guy quoted $3500 for 2 buildings about the same size. First guy would only have about $350 in materials so $750 labor. May try myself just looking to see if anyone has used any particular product.

I used a white coating intended for mobile homes on an almost flat roof, brushed it on with a 3 tuft roof coating brush. This was about 8 years ago and we are about due for another application before the winter rains start.

With a new stiff straw broom I swept all the dust I could off the existing torched down roof, then applied the white heat reflective mobile home roof coating with a three tuft brush I purchased at an Industrial Hardware store.

It was a warm sunny day.
